CEO Byeongmun Noh of Daehan Auction has worked in the real estate industry for 15 years with 10 years in building construction. Noh's ability is outstanding as he once made a building with deficit a new commercially profitable building. The secret, according to him, is to carry out investment and remodeling at the right time. Noh continued "Usually the banks give low credit and valuation is really poor which means that buying a rundown building is very risky. Many people still have negative impression on real estate investment as the industry often involves with the words 'speculation' and 'fraud'. Noh solved this problem by establishing an auction academy. It provides all the necessary knowledge and training of the field.

Real estate think tank is needed
To make an old building into a brand new building, you need knowledge and effort. Noh said "You need to have capital, planning, management and entrepreneurial spirit if you want a success in real estate investment. Even if you have a considerable amount of knowledge in the field, you are highly advised to work with a (tax) accountant and a qualified architect to avoid high risk of losing your money. Of course you need to be bold enough to lose part of your capital", adding that "If you put your money in the bank, you get around 1% interest. It can mean that you rather experience a loss considering the current 4.5% inflation rate. That's why you need to find a more profitable way such as real estate." You might think that you need a sums of money to invest in real estate but Noh thinks differently. "I gather small capitals of people, establish a corporate and buy a profitable building. After 2 to 3 years of training, they can make their own investment.

The training also covers building layout such as the width of the corridor and the whole size of the area to reduce construction cost" said Noh. He emphasizes that investment techniques can contribute to building personal wealth as well as reactivating the national economy. Noh said "It is a wrong idea that auction is making profit on other's loss. For example, if a person borrowed $800,000 to buy a $1M building. If he doesn't make profits by letting, he goes bankrupt. But the problem can be solved by the buyer who bought the building at an auction. The borrower solves his debt while the buyer owns the building." Real estate broker can now legally bid on behalf of his client and if you can find a right broker, you can make a profit in real estate.

Establishing educational institution for real estate developers
Noh once bought a 2,500 square meter building and made it into Tonkatsu Club with which he set a role model for real estate developers. Noh said "You need an eye for business and prediction. Do not wholly believe the estimated value made in an auction but you need to carry out market research yourself because the auction does not tell you what bad story and reputation the building has. You also take into consideration the current social affairs as they can affect the value of the building." Noh also gives a piece of advice that reactivation of old city center projects actually start at an auction. Currently, Noh's academy runs various courses including construction, land development, profit making, remodeling and location. But Noh's ambition is bigger.

He wants to establish an educational institution for real estate developers and also make a course at universities. Noh said "Fostering professional developers requires approved education system and institutions. This will also improve public recognition on real estate investment and development. As part of this effort, I expanded my academy in Daejeon and is carrying out 'revitalizing rundown buildings project' at the moment." Noh added that the government needs to introduce policy that can promote trained domestic developers rather than just benchmarking overseas models.
