A cradle for analysts of valued mall investment and local commercial power

The time is over when people used to depend on consulting at random to advance into the mall investment market, which is profitable real estate. Now it is the time for being taught asset value and stable analysis of commercial power with systematic theory to apply it to the site. Prof. Shin Il-jin established a specialized private certificate for the first-ever investment analysis on shopping district. We met him to hear why he is rearing specialists, necessity for professional mall analysts and their positive prospect for the future.    

Established a certificate for commercial rights of mall for the first time in the world 
In the past January, the first qualifying exam for mall analysts was held, and in March the course of ‘Mall analyst’ opened for the first time at Future Knowledge Education Center of Konkuk University. Though sounding rather unfamiliar, this profession refers to specialists equipped with theory and business in parceling out a mall and startup, a typical sector of investment in real estate. Though usually the brokerage and management of a mall is covered by licensed real estate agent, asset manager or building manager, there has been no systematic theory or certificate of qualifications on a mall or changing its type of use. The US public certificate CPM is restricted to logistic and CCIM to realty asset management, so they are not one directly related to a mall. While doing the business of real estate consulting, Prof. Shin Il-jin often came in contact with the scene of consulting without knowledge about a mall. According to him, this makes one overlook the proper timing of mall investment and management, purpose of the building and complicated regulations for capacity, involving him in difficult lawsuit in the process of registration or leading to vacant rooms or closedown after auction without making profits. Considering this evil serious, Prof. Shin made a comprehensive survey on the four subjects of <Analysis on the location of commercial power>, <Investment in a mall>,<Management of a mall>, <Development of a store> and wrote educational materials from his hands-on experiences for over 20 years. Prof. Shin, a practical leader of KI Mall Analyst & Realty Institute (www.korearia.com), applied for private certificate in 2014 after full five years’ preparation and established for the first time the courses of mall analyst and commercial power location analyst listed by Korea Research Institute for Vocational Education & Training (KRIVET). <Mall analyst> course carries on online so that students may study maintaining their livelihood with preparation of job training programs to learn the practice of parceling out a mall. For <Commercial power location analyst> course, students receive qualification through submitting reports twice a year and the screening of the business affairs by nine specialists from Konkuk Univ., Jeonnam Univ., etc. After receiving the certificate, they can go into the whole area of mall investment and startup with a store, participate in accrual startup or serve in many professions from doing business for others to sale in lots, consulting, MD and development of a mall. Prof. Shin added that these are promising professions that encompass rearing investment specialists, creating a new lifelong occupation, commercial power specialists and their training. 

Bright future for the mall analyst who helps self-employed persons with competence in practice 
Prof. Shin is the person who devised ‘PC game center,’ which survived in the hardship for startups during the IMF crisis, for the first time in the country. At first, he tried it in the form of cyber café, but at the time of the Internet line speed rising rapidly, he combined it with online game system making an unusually big hit. Then, Prof. Shin, who had grasped the time for putting in and out, what event wins popularity in what district and the flow of commercial power in whole Korea, attempted to make this field a licensed profession while teaching students at an open cyber university as a professor in the department of real estate. As he predicted that demand for professional mall analysts would increase, he needed proper educational curriculum and certificate of qualifications to have it certified as a profession. Prof. Shin’s lecture operated for the certificate in the Future Knowledge Education Center of Konkuk University in the system of twice a week, 3 months and 2 semesters is being flooded with around 70 students for the capacity of 50 persons, while currently 140 people are possessed of mall analyst certificate. Besides, he is operating proxy sale in lots called Woori Development Co. separately, screening under his supervision whether the mall analysts are parceling out malls with a proper understanding of commercial power and building practical sensibilities for them. “People understand that there is rampant carpetbaggery in the real estate market because of the large sum of money. So, for me, I am focusing on producing the right specialists in a larger mass while consulting on only 5 to 7 cases annually by strict choice.” What matters most in analyzing a mall is its commercial power, and then location. Both areas should be thoroughly divided except for calculation of estimated sales keeping in mind the possibility for only residence commercial power separated from that of amusement quarter to prevail even in a residential street. The success rate of local startup will also rise if specialist in each region, not the whole country, comes into power and looks into the flow and change of commercial power for each region. “Knowing about commercial power will lead to knowing everything including location, residential environment and the flow of real estate. While store founders become busy in duties with a narrower view and little time to get out of the shop once they start business, mall analysts can tell them many things scrupulously.” As of 2014, 980,000 people tried starting business but 860,000 of them closed. If the self-employed fall down and startup funds leak out meaninglessly, it causes those who can afford to buy a house to disappear and then real estate market and economy cannot revive. Prof. Shin, who emphasizes grasping the flow of consumer market and changing the paradigm of economy, wishes that the mall analyst certificate should be officially certified as private one and then internationally. If those who have mastered commercial power stand together to make synergy effect increasing the success cases in startup and investment after choosing commercial power with the help of specialists, the business of mall analysts will certainly prove to be of help to our economy.
