1%대의 유례없는 저금리 시대를 맞은 지금, 이제는 더 이상 재테크 수단인 적금 또는 예금 등의 방법으로 노후를 대비하기는 어려워졌다. 게다가 노후대책의 중요성은 은퇴를 맞은 베이비부머 세대뿐만이 아니라 현재 가장 활발하게 직장생활을 하고 있는 3~40대들에게도 더욱 커지고 있다. 최근에는 많은 사람들이 노후대책으로 안정적인 부동산 투자를 선호하는 경향이 있다. 부동산 분야에서 20여년의 경력을 쌓으며 국내 부동산의 추이를 주시해온 ‘30대를 위한 부동산 투자 연구소’ 박경례 대표는 자신의 노하우를 담은 저서 <앞으로 5년 부동산이 답이다>를 통해 돈 걱정 없는 노후, 성공하는 부동산 투자의 비결을 책과 강의로 널리 전파하고 있다.

“경제적 자유를 얻을 수 있는 길은 부동산 투자”
신도시에서 떠오르는 ‘점포겸용 단독주택’에 주목하라
박경례 대표는 “모든 이들이 원하는 경제적 자유를 얻을 수 있는 길은 부동산 투자”라고 강조한다. 성공적인 부동산 투자를 위해서는 지켜야 할 몇 가지 규칙들이 있다. 박 대표가 처음 시장에 뛰어들었던 80년대 후반만 하더라도 일반인들에게 부동산 투자가 대중화되지 않았고, 부동산은 재력을 가진 큰손들이 모이는 시장이었다. 당연히 수중에 몇 억 정도가 없으면 손도 내밀어볼 수 없는 것으로 여겨졌다. 그러나 박 대표는 여기에 반기를 제시했다.
박 대표는 “할 수 있는 부동산 투자에 집중해야 한다”고 강조한다. 이 뜻은 소액으로도 충분히 시세차익을 노릴 수 있는 투자처가 존재한다는 것이다. 박 대표는 최근 수도권 신도시에서 가장 뜨겁게 떠오르고 있는 ‘점포겸용 단독주택’에 주목한다. 1층에는 상가를, 위층에는 주택을 지은 뒤 고정 수입을 올릴 수 있는 점포겸용 단독주택은 기존의 주상복합이 가진 약점을 파고든 알짜배기 투자처로 손꼽힌다. 박 대표는 “대부분의 투자자들이 점포주택을 사려면 돈이 많아야 한다고 생각하시는데, 발상의 전환이 필요하다. 미래 가치를 높이고 수익은 물론 주거까지 해결할 수 있는 것이 점포겸용 단독주택지다”라고 언급했다.
이처럼 박 대표는 큰손들이 모이는 부동산 투자 시장에서 소액으로도 각자가 원하는 만큼의 수익을 낼 수 있는 방법을 찾기 위해 노력해 왔다. 그녀의 부동산 투자법을 알리는 사이트가 ‘30대를 위한 부동산 투자 연구소’라고 이름 붙여졌듯이, 박 대표의 방법은 당장 은퇴를 맞이한 베이비부머 세대만이 아닌, 기성세대들에 비해서는 재산도 적고 앞으로도 저성장 시대에서 노후를 맞이해야 할 청년층에게까지 그 손길을 뻗고 있다. 이러한 것이 가능할 수 있었던 것은 20여년의 현직 생활 끝에 얻어낸 안목 덕분이었다.

20여년 걸어온 부동산 전문가의 길
20대 중반 부동산 실장으로 근무하면서 부동산에 눈을 뜨게 된 박 대표는 갖은 시행착오를 거치며 지금의 부동산 전문가로 거듭나게 되었다. 당시만 하더라도 전국 각지에 건설 붐이 일어난 지 얼마 되지 않은 상황이어서 건설업은 말 그대로 호황을 이루었다. 박 대표는 “그 때만 해도 부동산에 대해 몰랐던 만큼 더 용감할 수 있었던 것 같다. 좋아 보이는 부동산이 있으면 지체 없이 구매자를 연결하면서 실적도 많이 쌓았다. 그렇게 하면서 부동산투자도 병행했지만 더 큰 이익을 볼 수 있었던 것을 성급하게 팔아 손해도 많이 봤다”라고 당시를 회고했다.
얼마 후 뉴질랜드에서 2년 간 살다가 돌아온 박 대표는 다시 할 수 있는 게 뭘까 고민하다가 부동산만이 내가 갈 길이라 깨닫고 공인중개사 자격증을 땄다. 그러면서 큰 꿈을 안고 자연스럽게 부동산에 다시 발을 들이게 되었다. 뉴질랜드에서 이것만큼은 배워오자는 마음으로 시작했던 영어공부도 소기의 결실을 맺지 못했고, 다시 한국에 돌아오고 보니 처음부터 새롭게 시작하기에는 아는 것이 부동산밖에 없었다. 엎친 데 덮친 격으로 남편의 사업 실패가 겹쳐 그녀는 다시 부동산 투자의 길로 들어섰다. 자는 시간도 줄이고 화장실 가는 시간도 아껴가면서 수천 건의 계약을 한 결과 부를 축적할 수 있었다. 그러나 그 때부터 몸에 이상신호가 오기 시작했고, 그제야 이렇게 사는 것만이 정답은 아니겠구나 하는 생각이 들었다고 한다. 그 때 자신의 경험을 많은 사람들과 나눌 수 있는 길을 모색하던 끝에 찾은 것이 바로 책을 쓰는 것이었다.

7월 출간한 저서 <앞으로 5년 부동산이 답이다> 선풍적 인기
부동산을 하면서 많은 고객들의 책을 써보라는 권유로 ‘한국 책쓰기․성공학 코칭협회’ 김태광 대표 코치를 만난 박 대표는 그 때부터 자신의 경험을 녹여낸 부동산 투자 관련 서적을 집필하기 시작했다. 돈 있는 사람들만의 재테크가 아닌, 소액 투자로도 부동산 투자에 성공할 수 있는 비결을 제시한 책이다. 박 대표는 지난 7월 출간한 저서 <앞으로 5년 부동산이 답이다>를 통해 시장에서 돌풍을 일으키고 있다.
첫 저자강연회에서도 10년 넘게 유지해온 고객이 자발적으로 참석해서 인터뷰를 해줄 정도로 주변에는 오래된 깊은 고객층이 많다. 벌써 2쇄도 거의 소진되어가고 있고 이례적으로 한 달 만에 인쇄를 받았으며 현재 운영하는 네이버 카페에서의 뜨거운 반응으로 카페유입이 많아지고 있다. 부동산관련 협회에 협회장 추대를 권장 받았고 책 출간에 이어 기관들의 강의 의뢰로 바쁘게 일정을 소화하고 있다.
박 대표는 “부동산 시장에서 10년을 내다보기는 어렵다. 정권이 바뀔 때마다 각종 규제대책이 생기고 세금제도가 변화하는 한편, 경기도 등 수도권에는 신도시가 활발히 개발 중이다. 하다못해 고속도로가 하나 뚫리더라도 그 영향으로 변화하는 것이 부동산 시장이다. 그렇기 때문에 투자를 꿈꾸는 사람들은 현재의 이슈에 계속 집중하면서 수익을 올릴 수 있는 방법은 무엇일까에 대해 고민했으면 한다”라고 전했다. 그녀는 또한 “8.2 부동산 대책 역시 마찬가지다. 현재 부동산 시장이 숨을 죽이고 있는 것은 사실이지만 전매제한이 묶여 있음에도 불구하고 시장에서 주목받는 지역은 분명히 존재하고 있다. 부동산은 작게 오르든 크게 오르든 결국은 오른다. 틈새시장을 노릴 수 있는 투자처를 찾으면서, 가격이 많이 오를 수 있는 지역을 찾는 것이 제가 하는 일이다”라고 강조했다.

부동산 노하우 제시하는 ‘부동산 투자 5주 과정’ 강의 진행
향후 소액 공동투자 통해 ‘1인 1빌딩’의 꿈 이룰 것
박 대표는 저서의 출간과 함께 분당에서 ‘부동산 투자 5주 과정’ 강의를 현재 2기까지 진행하고 있다. 본 과정에서는 새 정부의 부동산 정책 방향과 최근 시장의 트렌드, 분양정보 보는 법, 점포 주택지의 모든 것 등을 함께 배우며 소규모 투자를 통해 ‘1인 1빌딩 갖기’를 목표로 강의를 진행하고 있다. 특히 박 대표의 강의는 최근 부동산 시장의 핫 트렌드로 떠오르고 있는 공투(공동투자) 즉, 크라우드 펀딩(crowd funding)을 병행하고 있다. 부동산은 돈이 많아야만 할 수 있다는 생각은 버려야 된다는 것이다.
박 대표는 “성공적인 부동산 투자를 위해서는 긍정적 마인드가 중요하다. 30대는 부동산에 대해 전혀 모르고 어떻게 돈을 벌어야 할지도 모르는 것이 대부분이다. 5주 과정은 단지 5주로 투자의 개념을 잡는 데에서 끝나는 것이 아니라 적은 돈을 적극 활용해서 돈을 벌 수 있는 과정이다. 그 중심에 크라우드 펀딩을 통해 끝까지 함께 가면서 ‘1인 1빌딩’ 점포주택을 하나씩 갖고 노후를 대비하는 것을 목표로 한다”라고 말했다.

“Real estate investment makes you free from financial worries” asserts CEO Park Gyeong-rye of the Real Estate Investment Research Center for People In Their 30s. However, there are rules you need to follow to make a successful investment. Back in the late 80s when Park jumped into the market, real estate investment was exclusive property of the rich. Yet she revolted against the prejudice. “You should put your money in real estate as long as your pocket allows” emphasized Park. It means that you can start with small sums of money as there are niche markets if you look carefully and Park recommends you to pay attention to commercial detached house: the first floor for a store, the second for residence. This can secure regular income from rent according to Park. “Most people think that they must have a lot of money to buy a detached house but it can solve both income and residence at the same time.” To help you make it happen, Park opened the Real Estate Investment Research Center for People In Their 30s with a will to better prepare your retirement. The center in a way was the result of Park’s 20 years of experience in the field. 

Walking a single path as a real estate specialist for 20 years
Park went through many trials and errors to become as successful as today. Back then, the real estate market in Korea was booming. “I was brave enough because I didn’t know much about the market. I matched my clients with good properties in no time alongside my own investment to prove my ability of sales but looking back I could have earned more profits if I were a little bit more patient.” Interestingly, Park went to New Zealand to study English and lived there for 2 years. Back home in Korea, she thought about her life again and decided to do what she is good at but this time obtained a certificate of real estate agent. She found her English competency was not good enough and her husband’s business suffered from failure during this time and it also affected her decision. And she was right as she made a considerable sum of money. She then wanted to share her knowhow and experience with more people and started to write a book.

Many of her clients asked her to write a book about real estate investment and Park met CEO Kim Tae-gwang (book writing instructor) of Dream Disneyland. So she started to write a book that will contain her years of knowledge in the field with focus on suggesting secretes to small investors to make a success in the real estate market; the result was <Real Estate Is The Answer For The Next Five Years> released July this year and is creating a sensation. In her first lecture on the book, many of her royal clients willingly attended the lecture and some of them held an interview. The second edition of the book is already running out fast at the moment and her online club in Naver is seeing an increasing number of members recently. Also, Park is recommended as the chairwoman of a real estate association and her lecture schedule is getting busier than ever.
“It is difficult to see next 10 years in the real estate market. Regulations and tax systems are constantly changing as the regime changes every five years while new towns are being developed in the capital areas. Even a new expressway can affect the market. This is the reason that investors need to focus on now than the future in a way to secure steady profits.” She added “The 8.2 real estate policy is holding investors’ breath at the moment yet there are regions rising into investor’s attention. The price of properties can only rise whether small or large at the end of the day. This means that you need to find niche market that has a great potential of price rise.” 

Running a five week course for real estate investment

Alongside publishing the book, Park has run a five week course for real estate investment which is in its second phase. The course gives analysis on new real estate policy direction and regulations as well as market trend, information and ideal location through which Park is willing to fulfill her goal to make the dream of ‘1 person 1 building’. Recently, Park added ‘crowd funding’ in her lectures as it is leading the trend in the market at the moment. One must throw away the prejudice that only the rich can do real estate investment. 
“Positive mind is important to make a success in real estate investment. Many people in their 30s don’t know about the market and how to make money.
