Introducing rational and economic share houses for students home and abroad

CO.T.ABLE started from the IT service platform 'HouseAnd' in 2015 and has grown to be running 18 share houses around 10 universities in Seoul through ABLE HOUSE as of 2017. 

CEO Ahn came to Seoul from Busan with her dream of becoming a real estate lawyer. As a law student, she had to move her house 14 times but this gave her an idea of how the housing system should run better in Korea. She then changed her major to regional and urban planning at Seoul National University during which she ran four share houses near Seoul National University and Hanyang University. With her accumulated knowhow and experience in the field, she introduced 'HouseAnd' and swept a number of prizes at a startup competition and a social venture competition. 

Pushing forward her idea further, Ahn launched 'House for everyone', the Seoul National University community share house program, in 2016 from which she saw a long term commercial feasibility. And in 2017, she launched ABLE HOUSE. 

'Private space' was what many students needed most and it was the starting point of Ahn's entrepreneurship. Dwellers in a share house keep his/her own private room but share kitchen, livingroom and toilet. It is as cheap as 'goshiwon' - a very small room - but the maintenance work is provided like studio flats. It is a rational and economic form of residence. 

Ahn's role is to take over the management of a house from the owner and carrying out the jobs such as receiving the rent and transfer it to the owner alongside the general maintenance. Ahn says that many share house dwellers get along well with others and want a renewal at the end of the contract due to its rational and economic rent and sharing culture. 

Exporting Korean type share houses overseas

According to Ahn, about 100 people can dwell in 18 share houses and the demand is increasing especially among students in studio flats and dormitories. Ahn's management capability has been received well by many house owners and she plans to push the business forward by taking over a whole residential building for the management with a goal to fill up the space with 20~30% of foreign students. 

Ahn says that there are not many opportunities for foreign students to mingle with Korean students and she expects the building will function as a place where they can share their cultures and languages. In order to take off the burden of deposit, however, Ahn plans to reduce the amount to 3 million won ($2,661) from previous 5 million won. 

Despite the government's effort in supplying 50,000 houses for young people, securing a room at university dormitories is still very difficult and the traditional Korean type lease also is rapidly turning to monthly rent. In this situation, the spread of share house is inevitable and it will create economic and communal housing cultures like those of Japan, according to Ahn. 

In order to maintain the excellent share house experience, Ahn runs <Co-Working> and <Co-Living> to gather and reflect the opinions of the dwellers for future management plans and policies. 

When her global share house business for foreign students in Korea draw a satisfactory result, Ahn is ambitious to expand the business overseas for Korean students studying abroad with extended services for part time job information, vouchers and cultural events in addition to the language exchanges. 

Share house might sound new to many Korean students but Ahn's years of experience and vision seem to grow the business as a new trend in the house rental market in Korea.
