Changwon City in the southern part of Korea is booming with housing reconstruction, parceling out new apartments and building new towns. Based in the city, Real Estate Solutionist has built its firm status for providing customized real estate consulting services designed for investment. CEO Park is famous for his advice on real estate development projects, analysis on investment market, land development and real estate asset management. Park said that the term ‘station influence area’ would start to be familiar with the citizens of Changwon around the time Changwon-Busan subway was completed in 2020 that connects the two cities less than 40 minutes. But for now, Park continued, the current market conditions of the city was more important to be taken into account and investors needed to approach based on industrial complexes or business districts in and around the city. Park’s expertise in the field has made Real Estate Solutionist grow to be one of the top real estate agents in the city only within 2 and a half years. Park usually starts his advice with an analysis on location, commercial feasibility and potential and moves on to procedure (1:1 consulting), construction, securing the capital and legality, necessary regulations to know and contract with construction firms. Safe asset management 
According to Park, targeting a niche market is an important element of real estate investment. Reducing time and cost in the stages relating to planning, construction and tax can be a wise investment. He always asks first his clients up to how much they can put their money in and advises to those with less than 40% equity capital not to risk the money by taking an example that many people who bought a house with borrowed money being fallen to house poor due to high interest rate. He advises on the importance of seeing the right time to float on the current when doing a gap investment (buying a house based on a lease), and of checking on green belt and the slope of the land when doing a land investment. Checking whether the land is a reserved forest or on the erosion control project is also important as these two are not registered to the land use plan confirmation. The lands that have roads or farming areas can receive compensation or development merit and the people with a mountain can cover the tax by cultivating grains on it, tips Park. Some clients even received useful tips from him that running a forestation business makes it easy to obtain a license for the businesses relating to camp site, arboretum, eco-friendly fuel development and accommodation. 
Preparing for 2017 Korea-US FTA for real estate
Park said that the real estate plan announced on 3 November contained extension of monopoly restriction period and the adjustment on the priority of housing (apartment) subscription had brought advantages to buyers for actual dwelling rather than for investment.
