Low interest rate and unstable stock market encouraged people to invest in real estate. The question is where and how. Officetel (studio flat) once became popular but slow construction process and over supply of empty rooms brought investors much less profits than they had expected and made them hard to resell it. It is a building with 17 stories above ground and 4 below and has 726 rooms: 426 studio flat type in contract with S&B and 300 guest house type in a 10 year contract with Yongin University. It is located in the Yeoksam city development area in Cheoin-gu, Yongin where the local government is heavily investing. The development is expected to invite a population of 25,000 people and the whole population of the city will be more than 1.2 million by 2020 as a result. A 1 trillion won ($1B) worth resort complex will also be built right opposite the Central Officetel. The resort will facilitate luxury stores, performance halls and sports centers and the mayor of the city also promised to give an unsparing administrative support. The resort is expected to hire 40,000 employees and many of them are expected to live in the nearby Central Officetel. The officetel is also close to Myongji University, Songdam College and Kangnam University and the students can reach their universities in only 10 minutes. Yongin University, for example, has already signed a contract to use 300 guest house type rooms for 10 years. This is also consistent with President Park’s pledge to secure dormitories so that students can focus on studying without a financial burden on accommodation. Also beneficial is that the investors are worry-free in case their rooms become empty as the rent directly comes from the university. CEO Gwanghun Song of Yong In Central Co-op Officetel said “The officetel is a low cost high profit guest house. You can get a rental agreement the moment you sign the contract and you are guaranteed a steady profit.” 

The officetel also is second to none regarding transport network. If the bypass between Samga and Daechon is open in March 2017, you can reach Seoul in 30 minutes and Suwon Samsung Digital City and Dongtan Samsung factory also within a half an hour. In addition, Yongin University Station is only 150 meters from the officetel with Yongin Severance Hospital 700 meters.

Prospect of 10 million tourists a year!
Yongin City has ample tourism resources. Alongside Myeong-dong and Namdaemun in Seoul, Yongin is one of the top tourist destinations in Korea that attract 13 million foreign tourists a year. The city boasts Korea’s most famous amusement park ‘Everland’, the largest ‘Korean Folk Village’, 30 golf courses, Gyeonggi Provincial Museum, Wooriland, Nam June Paik Art Center, Hantaek Botanical Garden, Yonginsi National Recreation Forest and MBC Dramia. Also, Yongin’s hotel expenses are much less than Seoul and the city shows 91.8% hotel operation rate which is very high when compared to average national rate of¡¡70£¥.¡¡In addition, 74.3% of total tourists in Gyeonggi Province are visiting Yongin City according to a statistic. A tourism expert said “Yongin Everland is called as Jeju in Yongin City with 1 million yearly visitors. Chinese tourists in particular are looking for cheap accommodation and the city is expecting more Chinese tourists for this reason.”

Chinese tourists are normally using Yangyang Airport and Cheongju Airport in the hope of reducing air fare despite their main attractions such as Hongdae, Garosu-gil Road and Gangman Station are in central Seoul. They also stay in a cheap accommodation in nearby cities like Paju, Namyangju and Icheon.
