용인대 임대 계약완료, 관광호재로 주목받는 ‘투자명품’
726실 전 세대 분양으로 안정적인 고수익 확정!

1%대의 초저금리시대에 접어들며 수익성 부동산은 가장 효과적인 투자대안으로 주목받아왔다. 하지만 공급과잉 현상으로 수익률이 저하되며 최근에는 그 투자열기도 다소 주춤한 상태. 이에 전문가들은 투자자들 스스로 양질의 투자처를 선택하는 안목을 길러야 한다고 조언한다. 이번호 <월간 파워코리아>에서는 탄탄한 배후수요와 확실한 개발호재를 갖추고 최근 수많은 투자자들의 이목을 집중시키고 있는 ‘알짜 정보’를 들여다봤다.

분양 첫날부터 뜨거운 열기, 센트럴 오피스텔
예금도, 주식도 불안하기만 한 시대. 이를 대체할 대안으로 부동산 투자가 떠올랐지만, 그 옥석을 가리는 일은 여전히 쉽지 않다. 한때 부동산 시장의 핫 이슈로 떠올랐던 오피스텔 분양의 경우 당초 전망됐던 개발이 더디게 진척되거나, 물량이 과도하게 몰리며 공실률이 높아지는 등 무분별한 개발 및 투자에 따른 부작용이 나타나기도 했다. 홍보문구만을 믿고 ‘묻지마 투자’를 감행했던 투자자들은 생각보다 적은 수익률과 매매조차도 쉽지 않은 상황에 하소연할 데도 없이 벙어리 냉가슴만 앓고 있는 상황이다. 한 부동산전문가는 “가을철은 부동산 시장이 활성화되는 대표적인 성수기”라며 “기대했던 수익을 거두기 위해서는 현장에서 제공되는 혜택보다는 개발호재가 풍부해 향후 발전 가능성이 높은 지역인지를 먼저 검토해야 하며, 임차인이 선호하는 입지인지, 임대수요가 풍부한 지역인지를 감안해야 한다”고 조언했다. 
지난 7월 분양을 개시한 ‘센트럴 오피스텔’의 높은 열기는 최근의 이러한 분위기를 감안할 때 ‘이상현상’이라 불러도 어색하지 않을 정도로 뜨겁다. 특별한 광고나 홍보가 많지 않았음에도 불구하고 분양 개시 첫날부터 모여든 인파는 그 정도로 많은 이들이 센트럴 오피스텔에 주목하고 있었음을 반증한다. 

공실 걱정 없는 확실한 배후수요
포스코 ICT와 중앙건설이 시공을 맡은 ‘용인센트럴 코업호텔&오피스텔’은 대지면적 5006.00㎡, 연면적 4만 4479.33㎡, 지하4층~지상17층, 국내 최대 운영사인 코업의 ㈜S&B와 임대차 계약을 체결한 코업오피스텔 426실, 용인대학교와 10년간 임대차 계약이 체결된 게스트하우스 300실 총 726실로 구성된다. 

가장 먼저 살펴볼 수 있는 것은 ‘입지 조건’이다. 현재 용인시에서 시 경제 활성화와 제2의 도약을 준비하며 중점적으로 투자와 개발을 거듭하고 있는 지역인 용인시 처인구 역삼도시개발지역 내 최요지에 위치한 센트럴 오피스텔은 그 자체만으로도 투자자들의 이목을 끌기에 충분하다. 이 개발로 인구 2만 5,000명이 유입될 것으로 보이며, 2020년까지 용인 총인구는 120만을 돌파할 것으로 예상된다. 

또한 센트럴 오피스텔의 바로 맞은편에는 총 3조원을 투자해 조성하는 복합리조트가 들어설 예정이다. 명품관과 공영장, 수영장 등 각종 문화시설을 구비한 복합리조트 조성사업은 정찬민 용인시장이 직접 “복합리조트 개발에 행정적 지원을 아끼지 않을 것”이라고 언급한 이번 시정의 주요사업이기도 하다. 이 시설의 직접 고용인원은 약 4만여 명에 이를 것으로 예상되고 있으며, 그 주거수요의 대부분이 근접한 거리의 센트럴 오피스텔로 흡수될 것으로 전망된다. 

뿐만 아니라 용인대와 명지대, 송담대, 강남대를 포함한 4개 대학 약 2만 8,000여 명의 학생들이 10분 이내에 통학이 가능한 위치에 자리해 있어 대학생 숙소로서의 인기도 높다. 용인대학교의 경우는 이미 300실의 게스트하우스를 10년간 이용하기로 임대차계약을 체결한 상태이다. 이는 ‘대학기숙사 확충 및 대학생들이 주거비 걱정 없이 학업에 전념할 수 있도록 하겠다’는 박근혜 대통령의 대선공약에 발맞춘 것으로, 투자자들의 경우 임대걱정, 공실걱정 없이 편하게 투자할 수 있다는 메리트가 되고 있다. 또한 확정된 월세를 대학교에서 받게 되어 안전한 투자를 원하는 이들에게 확실한 투자처로서 각광받고 있는 상황이다. 송광헌 대표는 “센트럴 오피스텔은 역삼지구내에서 첫 선을 보이는 저비용 고수익 게스트하우스입니다. 계약과 동시에 임대차 계약서가 발행될 정도로 확실한 수익성을 갖고 있습니다”라고 전했다.

교통망도 우수하다. 2017년 3월로 예정되어 있는 삼가대촌간 우회도로가 개통되면 서울까지 약 30분이면 진입이 가능하며, 수원삼성디지털시티와 동탄삼성사업장도 30분 거리에 위치해 출퇴근하는 직장인들에게도 최적의 입지를 자랑한다. 또한 시청용인대역과는 도보로 5분, 단 150m 거리에 위치해 있어 대중교통을 이용한 이동도 편리하다. 용인시청이 바로 인근에 위치하고 있으며 용인세브란스병원이 700m 거리에 있어 주변 환경도 깨끗하고 쾌적하게 유지될 것으로 전망된다.

풍부한 관광인프라, 연간 관광객 1,000만 전망
용인시가 가진 강점은 서울과 가깝다는 점 말고도 또 있다. 바로 풍부한 관광문화 인프라다. 연간 한국을 방문하는 외국인 관광객 수는 약 1,300만 명. 명동이나 남대문과 같은 서울 도심관광과 함께 외국인 관광객이 가장 선호하는 지역이 바로 용인이다. 용인에는 에버랜드, 한국민속촌을 비롯해 30여 개소에 가까운 골프장이 자리 잡고 있으며, 경기도립박물관, 우리랜드, 백남준 아트센터, 한택식물원, 자연휴양림, MBC드라미아와 같은 문화·관광·휴양 시설이 입지해있다. 특히 서울지역에 비해 저렴한 숙박료로 인해 다수의 관광객들이 숙박지를 용인으로 선택하고 있다는 점도 주목할 만하다. 관광지식정보시스템에 따르면 용인시의 숙박시설 가동률은 91.8%로 다른 시·도가 기록한 70% 수준에 비해 월등히 높으며, 이는 경기도를 찾는 전체 관광객의 74.3%에 해당하는 인원이 용인시를 찾고 있다는 뜻이기도 하다.

한 관광업계 전문가는 “용인 에버랜드는 국내·외 관광객이 연간 100만 명 이상 방문하는 ‘용인시의 제주’라고 불리는 곳입니다. 그만큼 관광지로서 인기가 많은 곳이라 할 수 있습니다. 특히 최근 국내관광업계의 화두라 할 수 있는 ‘요커(중국인 관광객)’들의 경우 저렴한 숙박을 선호해 서울보다는 인근의 경기도권으로 모여드는 성향이 짙어 향후 용인을 찾는 관광객은 더욱 급증할 것으로 기대되고 있습니다”라고 설명했다.

현재 중국관광객의 대부분은 비용절감을 위해 양양공항과 청주공항을 이용해 서울 명동과 홍대, 가로수길, 강남역 등을 구경하고 쇼핑하는 일정으로 한국 관광을 즐기고 있다. 그리고 숙소는 파주, 남양주, 이천 등 서울과 수도권을 벗어난 저렴한 지역을 선택하며 지저분하고 낡은 시설일지라도 숙박비가 저렴한 곳을 정하는 경향을 보인다. 이러한 이들에게 6만 원대의 저렴한 가격에 특급 호텔급의 시설과 서비스를 제공하며 서울과도, 에버랜드와도 가까운 센트럴 오피스텔은 단연 인기를 누릴 수밖에 없다. 이러한 이유로 이미 국내 17개 여행사는 각사 당 연간 600명~1만 명의 관광객을 센트럴 오피스텔에 유치하기로 입점의향서 및 입점확약서를 제출한 상태다.

Low interest rate and unstable stock market encouraged people to invest in real estate. The question is where and how. Officetel (studio flat) once became popular but slow construction process and over supply of empty rooms brought investors much less profits than they had expected and made them hard to resell it. The resort will facilitate luxury stores, performance halls and sports centers and the mayor of the city also promised to give an unsparing administrative support. The resort is expected to hire 40,000 employees and many of them are expected to live in the nearby Central Officetel. The officetel is also close to Myongji University, Songdam College and Kangnam University and the students can reach their universities in only 10 minutes. Yongin University, for example, has already signed a contract to use 300 guest house type rooms for 10 years. This is also consistent with President Park’s pledge to secure dormitories so that students can focus on studying without a financial burden on accommodation. Also beneficial is that the investors are worry-free in case their rooms become empty as the rent directly comes from the university. CEO Gwanghun Song of Yong In Central Co-op Officetel said “The officetel is a low cost high profit guest house. You can get a rental agreement the moment you sign the contract and you are guaranteed a steady profit.” 

The officetel also is second to none regarding transport network. If the bypass between Samga and Daechon is open in March 2017, you can reach Seoul in 30 minutes and Suwon Samsung Digital City and Dongtan Samsung factory also within a half an hour. In addition, Yongin University Station is only 150 meters from the officetel with Yongin Severance Hospital 700 meters.

Prospect of 10 million tourists a year!
Yongin City has ample tourism resources. Alongside Myeong-dong and Namdaemun in Seoul, Yongin is one of the top tourist destinations in Korea that attract 13 million foreign tourists a year.
