Miso Real Estate is located in Gangnam District, Seoul the heart of Korean real estate market. CEO Park is specialized in busying and selling stores and buildings and is a veteran real estate broker in the district. He first stepped in the real estate market in 1996 and worked as head clerk of a law firm. He witnessed many people who lost their investment due to incorrect information and documentation. Park said “I closely pay attention to current political and social affairs as well as changes of government policy, regulation and legal documentation so that my clients can benefit from my right information and services.” Miso Real Estate’s motto is ‘Work ethics for brokers, maximum profits for clients’. Park continued “It is no longer working that a broker lures a client by taking advantage of client’s ignorance in the market. A good broker is someone who is equipped with professional knowledge in the field and analytic ability. It is Miso Real Estate’s job to provide honest yet profitable advice and services to our clients.” Park is famous for making profits for celebrities by busying and reselling buildings at an increased price and has become highly sought after among investors. 

Breaking the prejudice is the key to success
Park is currently giving real estate advice on various TV programs and pointed out about people’s prejudice in the real estate market. He said “Commercial supremacy zone always changes. Samcheong-dong has turned into a commercial zone from a rich residents’ area and Rodeo Street in Apgujeong-dong the center of food and shopping from luxury goods area. Hongdae and Sichon have expanded to Hapjeong and Sangsu. It was a common belief that the same business item should not be in the same building but recent gathering of same business items in one zone broke the prejudice which was caused by an increasing number of foreign tourists.”

For this reason, Park never depends on the current price of land and housing to gauge the market. He continued “It is important to analyze the commercial power in the region and what kind of buildings are there. Buying and selling a real estate generates premium and legal fee. But what actually makes profits nowadays is to rent a building to do a business not just buying a land and wait. If you can meet a good and professional broker during this process, you are highly likely make profits.” Park took a bad example “A retiree bought a building at $8.5M as part of his retirement plan but the building was left empty for a long time due to changes of the trend at that time which he couldn’t read. He had to resell it at $3.2M. If he had a good broker he wouldn’t have bought the building at that price.” There is no absolute advice nor quick bundle but only honest and accurate information and advice. 

Gaining clients’ trust is the best management and investment
Park never recommends speculation but follows the flow of the market. He said “I started playing the golf in my early thirties. It was for business but I found it worth for building friendship. I obtained a teaching certificate and made a golf club in Gangnam District which now has 26,000 members and I have served as chairman of the club for 4 years. I can say that I improved my client management skill in this way.” As most of them are amateur golfers, Park provides light golf skills over a chat on economic issues and real estate market. Through this, Park gathered core information with which he made a program for people to check on the value of the buildings online. Thanks to Park’s strategy and business acumen, numerous asset management task force teams, whose clients are high salary men, are asking Park an advice.

Park said “I use different tactics according to each age group and social status. For those around 60 are advised to keep their assets rather than try to expand especially in the new fields they don’t much know about.” Many rich parents in the district give buildings to their children on a condition that they should seek professional advice from Park so that they cannot lose the value of the buildings. Park said that one day he wants to move to his hometown in Anmyeondo and settle down for the rest his life.
