윈덤 그룹의 라마다, 제주도의 명품호텔로 당당히 출사표 던져

분양형 호텔투자로 세간의 화제를 모은 퍼스트민서(주)가 글로벌 명품 호텔브랜드 윈덤의 주력호텔인 라마다 체인의 선택을 받아 시공한 ‘라마다 제주함덕 1차’, ‘라마다 제주서귀포’ 호텔이 오는 9월과 내년 2월 개장을 앞두고 있다. 도심호텔의 격조 높은 시설을 재현하고 비즈니스, 관광 어느 목적으로도 만족스러운 전망으로 화제를 모은 제주 라마다호텔 시리즈. 퍼스트민서(주)서정수 회장은 글로벌 브랜드의 가치에 어울리는 두 호텔이 관광명소 제주의 명성을 드높이는데 기여할 것임을 확신한다고 전했다.

9월부터 서우봉해변 인근 명품호텔은 ‘라마다 제주함덕 1차 호텔’
라마다 호텔은 전 세계 7,300개 호텔을 운영하는 세계 66개국 글로벌브랜드 윈덤에서 베이폰트, 윈덤 호텔과 함께 주력 브랜드로 알려져 있다. 퍼스트민서(주) 서정수 회장은 “전 세계 52개국에 850개 체인을 가졌으며, ‘60만 여개 룸’ 윈덤 그룹 중 수준 높은 인테리어와 품격을 자랑하는 라마다와 파트너십을 맺었다. 단순 브랜드 임대가 아닌 윈덤 본사의 라마다코리아 에이전트가 직접 운영에 관여해 믿을 수 있다”고 전했다. 그래서 한국토지신탁과 함께 한 라마다 제주 함덕 1차는 2013년 런칭되어 이듬해 5월 분양을 시작해 열광적인 반응 속에서 오는 9월 오픈 예정이다. 제주올레길과 가깝고, 서우봉둘레길 관광지로서 제주해수욕장의 대명사로 불리는 함덕 서우봉해변 뒤에 건립된 제주함덕 1차는 공항에서 차로 20분 내외 거리에 있다. 하얀 백사장과 산호가 어우러진 푸른 바다색으로 동남아를 대체할 제주 으뜸피서지로 인기가 높은 서우봉해변을 호텔 룸에서 볼 수 있어 여행가 및 오션뷰 애호가들의 관심이 크다.

서 회장은 “도심지 라마다 호텔들도 비즈니스와 관광 양방향에 맞게 객실기준을 충족하고 있어서, 외국인 관광객들이 즐겨 찾게 될 제주 함덕 1차 또한 주변 자연경관을 만끽할 수 있으며, 관광명소에 접근성이 좋도록 위치선정에 신중을 기했다”고 한다. 넓고 아늑한 객실, 여행의 피로를 풀어줄 고급스런 베딩과 인테리어, 라마다 본사의 기준을 충족하는 세미나실, 피트니스 센터, 식도락과 모임을 즐겁게 해줄 컨벤션 연회장, 보석 같은 바다를 볼 수 있고 건물 옥상에서 크루즈에 승선한 기분을 맛볼 수 있는 노천온천, 한국식 펜션문화를 호텔에 접목한 바비큐존 등 고객편의에 맞춘 옵션시설은 호텔중의 호텔 윈덤의 명성에 잘 어울린다. 서 회장은 “대지면적 6363㎡, 지하 1층에서 지상 8층까지 일반 객실 307실, 스위트룸실 4실의 규모를 갖추었다. 정원과 같은 아름다운 조경도 자랑이지만, 일부 객실은 한라산도 볼 수 있어 동화 속 한 장면에 있는 즐거움을 드릴 것”이라 설명한다. 함덕 1차 옆에는 2차로 151실을 추가 건립할 예정이고 곧 본격적인 분양을 준비하고 있다. 1차와 마찬가지로 벌써부터 청약의 인기가 높아 앞으로 총 462개 객실을 완비한 제주 최대 규모 호텔로 명성을 얻을 것을 예상한다. 

내년 2월 중문의 명소가 될 ‘라마다 제주서귀포 호텔’ 오픈예정
퍼스트민서(주)는 제주의 또 다른 인기관광지에 라마다 제주서귀포 호텔 개관을 앞두고 있다. 내년 2월로 예정된 그랜드오픈에서는 중견회사인 ㈜코람코 자산신탁과 함께 분양하는 라마다 제주서귀포호텔이 가진 장점들이 선보여질 전망이다. 중문관광단지, 강정항, 올레길에서 가장 사랑받는 자연생태길 ‘수봉로’가 있는 7코스에 가까운 입지조건으로 올해 분양이 완료되었으며, 특급호텔의 장점인 와이드 뷰의 장점을 한층 강화했다. 제주함덕이 비행기 관광객을 집중 수용한다면, 제주서귀포는 바다를 통한 관광객에 특화되어 있다. 지상 10층이라는 높이로 건립되어 9층의 바비큐존, 10층의 피트니스 센터와 사우나실의 위엄을 체험할 수 있고, 민군복합형 관광미항이 건립되어 강정항과 중문관광단지 연결 및 초대형 크루즈선박 2척이 계류할 수 있는 조건을 갖추면 국내외의 많은 관광객들을 꾸준히 수용하게 될 것이다.

세계 10대 대형 크루즈선에 속하는 노르웨이전 에픽, 프리덤 오브 더 씨즈, 퀸 마리II 급들도 강정항이 감당할 15만 톤급의 중량이기에, 호텔과 크루즈관광의 윈-윈 전략에서도 긍정적이다. 보통 호텔이 방학과 휴가기간을 제외하면 비수기 시즌을 겪게 되지만, 실버관광, 장기휴가가 가능한 해외관광객이 비수기에도 즐겨 찾게 돼 호텔 운영에도 활기를 띨 전망이다. 서 회장은 “위치선정은 물론이고 윈덤의 해외브랜드 라이센스 런칭에 있어 본사를 만족시키는 것이 중요하다. 예약시스템, 객실 내 보안, 멤버십 마일리지의 조건을 따라야 허가받을 수 있다. 일반객실과 스위트룸 이상을 갖추어야 하며 건립, 운영, 설비, 관리에 이르기까지 백과사전 급의 주의사항을 첨부하는 라마다의 브랜드 네이밍 관리는 유명하다” 고 덧붙였다. 그런 의미에서 라마다 제주서귀포호텔은 퍼스트민서(주)의 또 다른 야심작이고 제주 성산 1만평 녹지의 호텔 건립을 위한 프로토 타입이기도 하다. 철저한 검증과 사전조사를 통해 마스터플랜을 제출했고 승인받아, 지역에 특화한 호텔을 기획하는 데 성공했기에 윈덤 그룹으로부터 추가 라이센스 승인을 받을 수 있었다. 이에 따라 프리미엄 호텔 브랜드인 ‘윈덤가든’이 월드클래스 기준에 따라 국내 최초로 제주도에 건립될 예정이라고 한다. 

제주함덕 2차 호텔 분양개시, 제주최대규모가 될 것으로 예상
퍼스트민서(주)는 제주함덕 1차를 완공하며 1차에 없는 부대시설을 보강하여 151실 규모의 2차 호텔을 1차 옆에 지으며 새로 분양을 시작했다. 1차의 시설 및 2차에 추가될 사우나, 옥상 수영장을 합하면 레귤러라마다 급이자 국내 최대 규모 특급호텔 중 하나가 될 것으로 예상된다. 2차의 부지 뒤에는 리조트 개념의 빌라를 매입해 호텔 옆 리조트라는 개념을 도입할 것이다. 분양받는 고객에게는 라마다제주함덕을 포함해 라마다호텔&리조트 태백, 더팔래스호텔 서울, 엠블호텔 여수, 노보텔앰버서더 부산, 해운대 그랜드호텔, 퍼핀스베이 청평 등을 1년 간 사전예약 시 무료로 이용할 수 있다. 그 외의 이용옵션은 전화문의(02-575-1001)로 해결할 수 있다.

서 회장은 “만약 부킹이 초과되거나 성수기에 기존 고객들이 미리 예약을 끝낼 경우 이용하지 못하실 것을 대비해 앞으로도 연계 호텔을 추가할 예정”으로 고객서비스에 만전을 기하겠다는 의지를 보였다. 골프나 레저레포츠를 위해 따로 수천 만 원 상당의 콘도 회원권을 구매할 때처럼 편안하게 이용할 수 있다는 뜻이다. 또한 호텔 픽업에 어려움을 겪지 않도록 앞으로 3개의 공항에서 픽업할 셔틀차량 서비스 등을 연구 중이다. 이렇게 고객을 1등으로 생각하는 경영이념을 인정받아, 퍼스트민서(주)는 올해 6월 국회의사당 헌정기념관에서 개최된 대한민국 의정대상&창조경영대상 혁신기업 호텔운영부문 대상에 이어 7월에는 헤럴드 경제가 주최하는 대한민국 미래경영대상 호텔 브랜드부문을 수상하는 성과를 거두었다. 투자자들과 예비 관광객의 열띤 호응에는 내실이 알찬 호텔을 제공하는 것이 가장 큰 보답임을 바로 퍼스트민서(주)가 증명해 준다.

Ramada Hotel, alongside Bayfont, is the main brand of a global company Wyndham which is running 7,300 hotels in 66 countries in the world. Seo said "Wyndham has 850 chains and 600,000 rooms in 52 countries and we established a partnership with Ramada which boasts sophisticated interior and quality. For this reason, Ramada Hamdok Hotel is directly managed by Ramada Korea Agent." Supported by Korea Real Estate Investment & Trust (KOREIT), the first Ramada Hamdok Hotel was launched in 2013, started to parcel out in May 2014 and is scheduled to open in September this year. Jeju Olle, Seowoobong Trail and Hamdok Beach are all located nearby and it takes only 20 minutes to the airport. You can also see the fantastic beach through the window in your room in the hotel.

Seo said "like Ramada hotels in cities have high standard for both business and tourism, Ramada Hamdok Hotel also is located perfectly in terms of tourism and connectivity to the city." It has big and comfortable reception area, luxurious bedding and interior, seminar rooms, fitness center, convention center, open-air spa and barbecue zone and many other convenient facilities. Seo said "it is an 8 storey building (1 underground) built on a 6,363㎡ land and has 307 rooms and 4 suites. You might feel that you are in a beautiful garden and some rooms provide the view of Halla Mountain." Meanwhile, the 2nd Ramda Hmadok (151 rooms) is planned to be built next to the 1st one and Seo is preparing to parcel them out soon. Inquiries are already surging in like the first one and the two hotels are expected to gain a name as the largest hotel in Jeju Island. 

Ramada Seogwipo to be open in February next year
First Minseo is also preparing to open Ramada Seogwipo Hotel in Seogwipo City in Jeju Island. The rooms will be parceled out in cooperation with Koramco Reits & Trust and the parceling out this year has already finished.  Jungmun Tourist Complex, Gangjeong Harbor and Soobong Road are located nearby and you can have a wide view of the scenery through the window. It is a 10 story building with a barbecue zone on the 9th floor and a fitness center and sauna on the 10th floor. If Ramada Hamdok is nearby airport, Ramada Seogwipo has a big harbor which will invite 2 cruise ships at once.

World's top ten cruise such as Norway's Epic, Freedom Of The Seas and Queen Marry II can be anchored in the harbor and Ramada Seogwipo Hotel is expected to boost regional economy alongside cruise companies. Cruise in fact can bring many of foreign tourists even in off-season. Seo said "we satisfied the standard of Wyndham in every terms such as reservation system, room security, membership mileage, having normal rooms and suites, building, administration, facilities and management." With much success in the 1st and 2nd parceling out of Ramada Hamdok and Ramada Seogwipo, Seo has obtained an additional licence from Wyndham to build another Ramada hotel in a 33,057 square meter land in Seongsan in Jeju Island. This means that 'Wyndham Garden' will be built in Jeju Island for the first time in Korea.

First Minseo started to parcel out the 2nd Ramada Hamdok that has 151 rooms and additional facilities. Its sauna and rooftop swimming pool are expected to make the hotel to be one of the largest scale premium hotels in Korea. Seo is also buying the resort-type villas next to the 2nd Ramada Hamdok to provide benefits to the members so that they can enjoy a free use of the resort, Ramada Hotel & Resort Taebaek, The Palace Hotel Seoul, MVL Hotel Yeosu, Novotel Busan, Haeundae Grand Hotel and Puffins Bay Cheongpyeong for one year if they make an advanced reservation.

Seo also said that he would run pick up shuttles in three airports.
