With his know-how and connections, particularly with Chairman Kim Hak-gwon of Sejung Korea (parcel-out agency), Seo put himself into a parcel out-type hotel business of the first Hamdok   Ramada Hotel in Jeju Island on August 2013. Seo says "profitable hotel is originally an implementation business. ROK has The Protection of the Parcel-out Law in which the implementation payment is always safely managed by trust companies. And Korea Real Estate Investment & Trust Co (KOREIT), among 10 trust companies in Korea, is the leader in the field. It used to be a government funded institution before it went private. KOREIT is well known to carry out a thorough and meticulous screening but 311 rooms of the first Hamdok Ramada Hotel passed the screening in 3 weeks without any problem." The hotel is scheduled to open in September this year. It is located in a 20 minute distance from the airport and Hamdok beach is nearby. As the first profitable hotel investment type of KOREIT, Seo rather focuses on management to guarantee the sustainable profits for the investors unlike other parcel-out agencies which focus on just making a lot of profits. Competitiveness in price also plays an important role. Seo says "parcel out in down town is very difficult as the price is often more than $200,000. This is the reason I set the price around $150,000 in the hope of attracting small investors." Like other major condo business such as Daemyung, Seo is starting with small things to be bigger as he is gaining more recognition. 

The advantage of second Hamdok Hotel to trigger investment
It is rare for a profitable hotel to hand over the management right over just parcel out as it guarantees up to 11% earning rate (3% of hold state, 8% of fixed state). Seo says "the government temporarily allowed room registration for 3 years in 2012 and the extension period is pending. Therefore, this year is the last chance for investors who are interested in hotel investment. People normally invest in real estate, studio apartment or urban housing but the problem is that it is difficulty to manage. In that respect, profitable hotel investment has a competitiveness." It has became a trend that people tend to invest in profitable real estate due to a low interest rate and a distrust in non-monetary institutions. But profitable hotel investment renews a certificate of trust every 10 years after first signing the contract and parcel out agencies do not care about its management which gives investors an inconvenience in running the room. But First Minseo covers from construction to management to relieve anxiety of the investors and introduced the US-type systematic management system. This was the reason that the first Hamdok was parceled out within 3 weeks and 151 rooms of the second Hamdok, started in June, is being parceled out with much praise. If first Hamdok facilitated convention halls and wedding halls, rooftop Jacuzzi and barbecue areas, the second Hamdok added more facilities and this is playing a great role to attract investors. Seo says "we installed various facilities according to our customers wants. The second Hamdok contains sauna and rooftop swimming pool. We also bought the resort-type villa behind the hotel which can be used for staff and their families."

The first parcel out-type hotel recognized as true Ramada by Wyndham
Not all Ramada is same. Wyndham, as the base of Ramada, is an elite group which has had a group of numerous celebrities including Clinton and Bush in  their official conferences at the hotel. But many Ramada in Korea focus on taking advantage of the brand value to generate more profits instead of meticulous management and for this reason Wyndham started to interfere their management. But Seo is exception and First Minseo is the only one that Wyndham gives credits in terms of its management. Seo says "Wyndham canceled the rights for two of the Korean companies which used the name 'Ramada' and we are now the only Korean company which can use it. Wyndham runs numerous brands including Regular Ramada, Ramada Plaza and Ramada Suite. And First Minseo's Hamdok and Gangjeong Hotels are Regular Ramada level and they are true Ramada. Also, a resort which will be built on a 33,057 square meter land in Sungsan, Jeju Island can use the name 'Wyndham Garden' for the first time in Korea." Seo said that they already acquired licence for the resort. This means that Wyndham allowed Seo to run four directly managed brands. Also, the partnership with Wyndham actually strengthens Seo's management capability and further expansion of his business. Meanwhile, Seo is planning to build a network which people can directly book a room of his hotels on the Wyndham website wherever they are in the world. Seo says "normally, you can use a condo by paying a membership fee but our investors can use 6 partner condos including Hamdok, Seogwipo and Taebaek Ramada Hotel & Resort for free for 10 days a year and the number of our partner condos will increase", adding that, "we compete by our marketing ability and excellent customer services through our unique investment options."
