'Profitable real estate', introducing a promising trend in investment

The number of foreigners visiting Korea increased by 16% over previous year in 2014 which was the record of 14 million people. Especially, the explosive number of Chinese tourists are making things hum in the regional economy. But this has brought another effect on real estate market since the announcement of 9.1 Real Estate Policy. Korea's top bilingual magazine Power Korea has met Ilsub So, the CEO of Daorum and heard the answers for a successful investment in 2015.

Focusing on a long term profitable real estate rather than a short term investment

Most of the real estate policies have been centered on the capital areas where almost half of the whole population live and work, not to mention many enterprises and industries being active there. This was resulted in the local real estate market being alienated. However, people started to see the market in a different view as the regional economy is booming due to the activation of tourism and relocation of numerous public enterprises to the provinces. In addition, the 9.1 Real Estate Policy is playing a part to increase the land price nationwide. This means that the investment trend is moving to the real estate market but this time it is rather centered on land. So, who has been leading a successful investment in land, advised that now is the high time of investment in land by saying "land has many advantages to be used for apartment, shopping district, town house and country house according to its need and purpose. It means that it in not overflowing like houses or buildings. In other words, it is a blue ocean in the real estate market."

Land has many values according to the development plan around the area, and also the potential to be valuable in the future if not now. The land investment has been popular among major construction firms and builders which turned private investors into seeking the profit in apartment or shopping center. In this situation, So suggested 'profitable real estate development' as an alternative which will bring you profits by combining the land with profitable real estate. First of all, parcel out an investable land and secondly, build pool villa, country house, second house, or whatever that suits to make profits for a long term and in a sustainable return structure.

Some people reckon that So's land plus pool villa method will be more expensive than the market price but So says "it's true it might be more expensive than the market price. But it provides stability as a large land is developed at once to reduce the cost, and only the lands that have no legal problems, such as permission and agreement' are parceled out." So only parcels out the land set for development rather than set to be a candidate for development in order to reduce the risk because prearranged land can be highly profitable but once the plan has been canceled, you have to take all the risk that is predicted. On the other hand, the land already set for development can bring relatively low profit but it is as much stable and sustainable in long term profits. So said "bigger risk, bigger gain but you will have to live in fear of losing what you have invested. Investment must be investment but not speculation."

Demand for pool villa to rise due to the development of hot spring town

The government's regional tourism activation policy has positive impact on So's 'profitable real estate investment' because the recent Donsan Spa Tourist District Urban Development Project is expected to bring apartments, complex resorts, spa rehabilitation facilities and water park in the surrounding area. The Project has been delayed for 20 years but the government policy and Dondam Station on Central Inland Railway in 2018 triggered the project and Chungju city is planning to develop the area as a 'wellbeing city'.

So has been observing Angseong-myeon, Chungju-si and predicted that the Donsan district will be the major tourist complex. So said "the district is ideally located on the border of Kangwon Province, Gyeonggi Province and North Chungcheong Province. The water quality is excellent and Namhan River is flowing nearby and Dondam Station in 2018 will bring even more development effect." The natural environment around Chungju Lake is naturally attracting tourists which means it is an ideal place to invest and when Central Inland Railway is completed, it takes only 30 minutes to Dondam Staion from Bundang and Pangyo, and 1 hour from Gangnam, Seoul. Chungju High-tech Garment Industrial Complex is also expected to be built around the area. Chungju city and Korea Fashion Association signed a MOU for the project and the complex will invite Bokkeure Merchandising of ON&ON, Hyungji Apparel of Crocodile, and Ssamji. The vice-president of Korea Fashion Association Insu Kim said "with its good transportation and abundant human resources in production, Chungju city provides optimal location conditions. The Garment Industrial Complex will be built as a high-tech complex unlike a conventional garment factory." $200m are expected to be invested in the project to solve the constructive crisis of the domestic fashion industry, and the complex will include nurseries, kindergartens, and sports facilities. Korea Fashion Association, which leads the project, has 300 fashion enterprises, and they expect to create 4,000 to 5,000 jobs when it is completed.

For these reasons, So pointed the surrounding area of Angseong-myeon, Chungju-si as the best investment spot. He has parceled out the pool villa complex up to the third round of sale and 4th and 5th rounds are being processed. The demand for pool villa is expected to rise owing to a five-day workweek and the increased number of tourists & leisure population.

Proper management that prioritizes customer's interests

So is planning to introduce 'land department store system'. Like customers pick up a product they desire, they can pick up a land that suits their desire. The system is praised for a great alternative to the agents of one-off speculative investment in land. So's transparent release of information is contributing to building trust the industry has lost. Daorum's operational principle is based on So's proper management philosophy. He provides effective investment methods and maximum profit while not compromising with the deals under the table. So said "some people say that investing in land has less chance to make profits because they only want to see a quick profit in 1 or 2 years. But land investment generally takes 3~5 years in a short term, 5~7 years in a mid term, and 7~10 years in a long term."

So warned about a fraud recently practiced in the market. To avoid it, So advises to buy the land according to your need and purpose but not according to your blind desire to make profits.

So also encouraged his staff who is giving their best for proper management by saying "to check whether it is a good land, there's no better way than to go and see and I thank my staff who is working in the field. It was impossible for the company to grow this much without their help. I want to make a company to last longer together."

So gives more value to growing together rather than to selling more land. So and the staff are the people who find and develop the value and potential of a land to share it with others. Power Korea expects them to bring a positive energy to the real estate market and wishes a prosperous 2015.
