The relocation of 95% US Army...Pyeongtaek will be the world's largest single US military base 

With the impending relocation of US military bases in Yongsan and Dongducheon-si to Pyeongtaek, the interest in real estate in Pyeongtaek is increasing. The relocation project has completed 75% of its construction on the 10 million square-meter land. With approximately 80,000 soldiers, families and support personnel migrating, Pyeongtaek will be home to the largest U.S. military base in the world located outside the Continental United States.   In addition to the ROK government allocating over $54 billion to support the relocation project, major ROK companies, including Samsung, are investing heavily into the surrounding area.  


An international cultural village, Pyeongtaek Deogmok-ri Humphreys Landing, gets a pair of wings.

Korea¡¯s largest single-family home community, Humphreys Landing, will be built in Deogmok-ri, Hyeondeok-myeon, Pyeongtaek-si. 

Humphreys Landing introduced luxurious community facilities, American-style property management system, and English speaking concierge desk to accommodate American Servicemen and 1.5 million foreigners looking to live in a gated community in South Korea. The Korea's best bilingual magazine, Power Korea, has met Jaehyo Gong, the chief director of Humphreys Landing, to hear about the details of the project.


Continuing the will of his ancestors rooted in Pyeongtaek for 800 years

Gong's family formed a deep connection with Pyeongtaek long time ago and has been promoting the development of the region. Especially the main temple 'Simboksa'(National Treasure number 565) is Gong family's shrine in which Mr. Gong has a great affection. He has been trying to leave a meaningful mark for Pyeongtaek and is dreaming of the city to be international. Currently, he is building an international culture village on the land which he inherited from his ancestors. Mr. Gong said "Deongmok-ri has been our ancestor's hometown for 800 years. I would like to make this place a landmark suitable for the era of internationalization."


American-style gated community with class

Humphreys Landing is located at a historic location with its unique tradition, and natural environment.

8 million square-meter Pyeongtaek Lake and the Korea Traditional Music Concert Hall are nearby. In addition, a 45km bicycle road, 'Simboksa' temple, and Deogmok-ri Shrine are in the immediate surrounding area. Pyeongtaek Bridge, Oseong ~ Paengseong Highway, and Pyeongtaek Lake Crossway are being improved and various convenience facilities are to be expanded around Humphreys Landing. Mr. Gong said "in accordance with the global era, we plan to continue a variety of developments for Humphreys Landing fit for a global cultural village. Rather than making profits, we will make a prestigious village through a delicate preparation and thorough verification."

Humphreys Landing will look to provide a ¡°home away from home¡± for foreigners who are unfamiliar with the Korean style living accommodation in high-rise apartments.


Planting Family-Oriented American-style residence in historic and traditional Korea

Instead of just copying the looks of an American-style residential community, Gong wanted to build a community that facilitate the residents to foster small neighborhood culture centered on family values. Usually, an American single-family home consists of a multistory building with family communal areas on the bottom floor and private rooms on the upper floor. In addition, it includes a small garden, a barbecue area, and a garage so that children and pets have an area to play. Mr. Gong said "I wanted to build a house where family members can gather around a fireplace to wait for Santa Claus. I wanted to make a village where children wear Halloween costumes to visit the neighbors, and where the neighbors share their food in Thanksgiving Day. I hope people will enjoy their lives while they go jogging, breathing in pine fragrance blowing from the surrounding hills, and watching the stars in the sky at night."


Focusing on American-style community facility design

Humphreys Landing will include large-scale community facilities such as outdoor swimming pool, sauna facilities, jogging tracks, fitness centers, reception halls for parties, terraced areas, and playground for children. Mr. Gong also allocated a management office within the community facilities so that it can manage the village more effectively and thoroughly. Mr. Gong said "an open air theatre will be built as a part of community facilities and various cultural events will take place regularly so that the residents can enjoy a wide range of cultural life."

The construction of Humphreys Landing will be carried out by DUJON Engineering & Construction which boasts the top home building expertise in Korea with their 20 years history and know-how. They will actualize the characters of the US style residence from A to Z. An official of DUJON said "rental houses should be easy of maintenance, management, and repair. Humphreys Landing will be built with modular as a wooden structure which is the optimum structure that satisfies all those conditions. In the name of DUJON, we promise a perfect construction and meticulous A/S."


Demand on rental houses to increase due to relocation of the US military base in Pyeongtaek

It is expected that the population of Pyeongtaek will go up to 1.2 million by 2020 and the long-cherished ambition of Pyeongtaek Lake Tourist Complex Project is also on the green light. The ROK government said that they will actively implement the project and the city is processing the review of private capital eligibility of PIMAC(Public & Private Infrastructure Investment Management Center). For this reason, the real estate business in Pyeongtaek, is booming and major companies see the region as a new investment area. Highlighted by Samsung's $15.6 billion investment, Pyeongtaek is poised to become the largest port city comparable to Busan.  


Highly profitable foreigner housing rental business,

For the last several decades, the US army rental business in Yongsan, Seoul profited two or three times more than the average domestic rental business. Under the current US military housing management system, a Servicemember paid lump sum of 2 years¡¯ rent prior to moving in. Thanks to the system, the owners could get the lump sum with which they could invest in other houses. Naturally, in the near future, many people predict that Pyeongtaek rental market will boom similar to the foreigner rental market seen in Itaewon.  

Owing to these expectations, extreme interests are being focused on the Pyeongtaek rental house market. Humphreys Landing, with its unique American-style single-family home community, is receiving the most attention amongst prospective rental home owners.  


The belief that the biggest benefit should go to the buyers through reasonable price without any price bubble

Currently, Humphreys Landing finished the sale of first group of lots and is taking reservations for a second group of lots. Humphreys Landing is located 5-min away from the US military base and is near tourist attractions including Pyeongtaek Lake. In addition, the community is located 5~10-min driving distance from Anjung Station, Oseong IC, and KTX Jije Station. Mr. Gong said "it is our principle that the biggest benefit should go to the buyers and that's why we offer a reasonable price without any price bubble. To keep our principle, we are significantly reducing unnecessary working expenses. We are introducing a better management system to manage the rental house and the surrounding facilities after its completion. We all hope that Pyeongtaek Deongmok-ri US village, Humphreys Landing, will assist the development of Pyeongtaek. Also, the eco-friendly and the American-style residence will lead even a small change for the Korean residence culture."

Power Korea expects that similar to Namhae German Village, Humphreys Landing will assist in introducing various world cultures in Korea and make Pyeongtaek known to the world.
