Many city dwellers may have one time dreamed of living an idle country life. And most of them give up when facing an unaffordable price of country house. While they are struggling to find a way, the business of parceling out patches of land for country house is booming. It is cost-effective and the house can be built according to one’s taste.

 

Yeoju Sandul Maeul starts second round of selling

Sandul Maeul, a property developer, has started second round of selling the patches of land for country house in Yeoju Sandul Maeul, an official said. 

Founded in December 2021, Sandul Maeul turned a 16,962ìô land on 692-31, 32, 39 Wangdae-ri, Sejongdaewang-myeon, Yeoju-si (298-14 Neungseo-ro) into a rural residential area and is selling the patches. 

All necessary licenses alongside a model house, roads, water supply, sewage, electricity and communication facilities are done. The first round of selling took place June last year and the second round is open now.

Excellent accessibility and pleasant living environment

The site is 3.8km apart from West Yeoju and it takes 5 minutes by car. The North Yeoju IC and Hongcheon Ipoh IC is linked to the 2nd Yeongdong Expressway. If the 2nd Outer Ring Road opens, Hwado IC can be linked to the Seoul-Chuncheon Expressway for entry to Northeast Seoul. The Seoul-Yangpyeong Expressway also is scheduled to be built and Yangpyeong IC can make entry to Songpa, Seoul easy if completed. 

The site is around 4km away from Sejongdaewangneung Station and the subway takes you to Pangyo Station in 43 minutes. 

Park Jun-hoe, CEO of Yeoju Sandul Maeul, says, “There are no cattle farms, factories and distribution bases to make pollution and noise around the site. So you can lead a quiet life. I myself have lived here before purchasing the land and I can say it is suitable for residence.”

Around the site flows the Namhan River and the back of the site are low forests and rolling plains with abundant sunshine. 

 

Licenses and facilities are done and ready

All necessary licenses alongside a model house, roads, water supply, sewage, electricity and communication facilities are done. 

7 out of 8 patches have been sold at the first round selling and the second round selling is rolling at the moment. 

Park says, “We separate roads and land to transfer ownership. In other words, you buy a patch first and build a house the way you want later.”

The patches are sold at 1.2 million won per 1.8 square meters. 

The site is terraced in 3 levels and secured a good distance between houses and also high visibility. 

Bukseong Mountain, Hwanghak Mountain Forest, Tomb of King Sejong the Great, Birthplace of Empress Myeongseong, Silleuk Temple, Yeoju CC, resorts and museums are nearby for leisure activities.

 

Good price and good investment

Yeoju is rising as a promising country house investment destination for rare factories and distribution bases, cheaper land price than Yonin and Icheon, and close proximity to Seoul. 

If the 2nd Ring Road is open, it will add more value to accessibility and thus expected is price rise in real estate in the region. 

Park says, “I built and lived in a country house in Yangpeyong. I observed how a country house complex is built and I thought I could do better. So I started my business.” 

 

Tips when buying a country house

Park gives some tips when buying a country house.

1. You must visit the site to see with your own eye.

2. Buy a patch of land first and built a house later. Make sure that roads are built around the site and convenient facilities are done already. 

3. When designing a house, only the necessary parts should be included rather than thoughtlessly add verandas, attics, floor-to-ceiling windows, etc. 

4. Avoid the site where a number of stakeholders are involved. You must visit the registry office to check the building registers, etc. 

Park says, “When it comes to life, I recommend you to live in a house rather than an apartment.”
