Hansung Real Estate earned a reputation as a hot real estate in Yongsan District, Seoul by providing professional and helpful information and services for the last 10 years. CEO Lee Eun-suk is confident to say that the district is one of the highly promising investment zones in Seoul since the city has decided to pour the biggest public budget and private investment in the urban regeneration project in the district based on the city’s ‘future city project’. He points out the fact that many expats lived in the district as the US Army set up its based in the area (now moving to Pyeongtaek) and a number of headquarters of big companies and 5 star hotels are also located in the area. If GTX-B is completed, the district will function as the hub of connecting the North, South, East and West of the capital area within 30 minutes to the edges but the lease deposit still remains the lowest 58.32% based on sales price as of 2017 which will certainly see a steady growth in value for the next 5 years, according to Lee. He also points out that the biggest park in Seoul is to be created in the location where the US Army was and it will naturally accompany large convenience facilities and tourist attractions while Yongsan International Business District on 566,000§³ land will invite a duty free zone and a shopping center. Lee says that the business district can compare with Central Park in New York, when completed. Camp Kim (part of the US Army base) on 47,196§³ land, on the other hand, is to be renewed as a multipurpose building complex alongside a commercial zone that will include a UN building while the Namdaemun Market area is to be regenerated with up-to-date facilities. It means that the district will invite more foreigners than ever before when all of these plans are completed, asserts Lee. As a real estate specialist in the district, Lee is offering customized investment services through thorough analysis on locations, buildings and amount of capital each investor can afford. Lee advises “Securing an ownership of the lot is most important while being well-informed of the terms and conditions for qualification is equally so. This is the point where you need our professional help.” He adds that Seobuichon-dong will rise as the most promising residential zone by the time Yongsan International Business District is completed followed by Hangang-ro that connects Seoul Station and the Han River as a promising extra investment zone. If you think you cannot afford large sums, Lee advises you to pay attention to villas in Namyeong-dong, Cheongpa-dong, Yongmun-dong, Huam-dong and Wonhyoro-dong. Lee predicts that the apartment price will keep rising in the year 2018 but analyzing the cause and effect will make your investment successful. You must not, however, be agitated by the sharp rise and fall of the apartment prices. Instead, keep the pace and make investment gradually.
