The Moon Administration’s real estate policy can be summarized as follow: implementation of DTI, increase of tax including transfer tax, clawback of the excess earnings from rebuilding and new housing welfare roadmap. “In other words, houses will be pouring out into the market and subsequently the real estate auctions market will be activated more than ever. Also, the bidding rate and bidding price will fall down thanks to the government restrictions on housing loan. This is good news and good opportunity for many bidders including normal people who wish to buy a house” predicts Lee Sung-il, Senior Advisor of Korea Real Estate Auctions. He continues “We need to be aware of the new policy of the government while keep watching for a chance to make profits. Although the market seems to be gloomy ostensibly but there always are things worth investing if we open our eyes.” Lee is a member of the National Unification Advisory Council and the vice president of the Barregaesalgi Movement Gyeonggi Association. He contributes a column on various subjects to local newspapers on a regular basis and has 20 years of experience in the real estate market. He also wrote 2 books on real estate. His years of knowledge and experience tell us that auction is the best way to buy a house or building. Lee predicts, like many market experts, that the market polarization will deepen between the capital area and provinces in the year 2018 with the price keeps its head above water in the capital region due to high demand. “The AI, IoT and manless vehicle, so called the 4th Industrial Revolution, also will affect the real estate market and the change will certainly be made in the capital area first. In other words, the large cities will get even bigger while the provinces might face deterioration.” Lee adds “Approximately 362,208 households are expected to be parceling out during the year 2018. And the number includes rebuilding. Instead of lump sum land investment, small capital investment will be more plausible as it is safer and you can start without an arm and a leg.” According to Lee, the land price normally does not drop as it is in the category of tangible assets. The drawback, however, is that the cashability is not that great due to the tendency of infrequent trade. “The solution can be that we need to pay attention to the developing or will be developing areas with excellent transport and amenities.” Policies change no matter which political party take the power and the value of real estate has almost always increased. The point is, Lee advises, to find jewels among rocks by listening carefully to an industry specialist like the Korea Real Estate Auction.
