Paying attention to multipurpose buildings

The Moon Administration’s 6.19 real estate policy, followed by the 8.2 policy, is focused on residential buildings. The redemption on excess earnings of rebuilding has risen, ban on transfer of ownership of the lot, limited loan, reform on subscription and designating the whole Seoul as new deal zone, are enough to make speculators hesitate where to put their money. Yet capable real estate agents must have ways to get through the new environment, according to Asterium Seoul CEO Kim Mi-ae. 

Kim, who finds underestimated areas and encourages safe investment, says that policy changes and marketability were already predicted and it is rather a high time to make investments in traditional commercial zones around stations, the multipurpose buildings around Seoul Station in particular, and Yongsan District which received as an underestimated but a high efficient investment zone. 

Seoul opened ‘Seoullo Terrace’ on 20 May and announced the urban redevelopment plant around Seoul Station. It means that the Moon Administration’s policy changes on real estate can be an opportunity when investment is made in this area. It is also notable that there sensed a move of the foreign residence and businesses to the vicinities of Seoul Station and Incheon International Airport from the traditional Itaewon and Hannam-dong. 

Kim advises that the luxury residence and multipurpose buildings will be built around Seoul Station and it will attract many foreign residents in Seoul with great advantage of Namsan Mountain to be in the walking distance. 

Customized real estate services for foreigners in Korea

Unlike the past, we can meet many experienced experts in other fields in the Korea’s real estate market today. This is interpreted that the market has raised the level of services compared to the past. One of the good examples is Kim. Kim worked as a broadcasting writer in the 80s and had difficulty to find professional real estate specialists. This motivated her to study the field. She became a licensed real estate agent and has grown Asterium Seoul as it is today through attention to detail services and intensive management. 

Kim says that there are foreigners who prefer a house with a garden but recent trend shows that the numbers to live in luxury multipurpose buildings around Seoul Station is increasing. Most of them are long term business trippers, dispatched workers or embassy workers. They are not fluent in Korean or understand Korean culture so the station areas can be a good residential option for them to overcome the difference, according to Kim. 

In order to provide customized real estate services for them, Kim makes contracts both in Korean and English while providing a support for their adaptation to Korean life in cooperation with industry specialists. Kim explains about her role as a ‘private diplomat’ rather than a real estate agent. 

But the services of Asterium Seoul not only designed for foreigners but also for Koreans. Kim analyses thoroughly the affordable capital and the plans for unrented rooms so that they do not need to borrow unnecessary fund but secure steady and safe flow of incomes. 

Kim says that it is important to understand psychology of clients as real estate investment itself is a ‘large amount asset management’.
