“Stable supply should be prerequisite to new regulations”

The Moon Administration’s 8.2 real estate policy designated Seoul, Gwacheon and Sejong as speculation-ridden areas of which the 11 zones of Seoul and Sejong as speculative zones. The new policy is received as the strictest regulation ever since the participatory government but CEO Oh Byung-hwa of Simona ID sees the policy a little different. 

“Regulation alone cannot stabilize the price. The apartment price in the capital areas is 90% to 100% higher than the average OECD. The price in the capital area of Japan, for example, is 28 million won ($18,544) to 35 million per square meter but it is around 40 million to 50 million in Seoul and the surrounding areas. This is because there is no more land to build apartments in Seoul” explains Oh.

It seems natural that people gather in Seoul as most jobs are there and more residential buildings therefore must be provided instead of new regulations on buying and redevelopment as it cause price rise, according to Oh. 

Oh says that stable supply should be prerequisite to new regulations. The laws relating to redevelopment and rebuilding must be revised first so that the agreed part of the area can proceed the building at least. It can also solve the 10 year long conflict of the issues in the areas, he adds.

Oh points out that the standard for floor space index needs to be eased according to the level of modern building technologies and it can be a good way to give a smooth flow of supply considering the relatively small usable land in Korea. Oh also emphasized on ‘total lift on green belt’. 

“The current bit by bit lift on green belt can only cause price rise while a total lift can increase the amount of supply and stabilize the price.” Oh advises that the investors or buyers need to prepare for the government’s additional regulation such as possession tax that might possibly come into force in September.

Many people, especially the retired, try to secure steady income from rent or profit when selling a property. Oh advises for them to pay attention to land rather than the regulation bound apartments. He recommends Yamok and Eocheon Station in Hwaseong for the advantage of the extension of Suin Line and Shinbundang Line that connect Suwon to Hanyang University Station and to other satellite cities. The KTX also is scheduled to stop in the area from 2021 and the land price is steadily rising at the moment. 

Oh also points out Songsan Green City which can be created 17 times bigger than Yeouido and 3 times than Budang. The city will be connected with Seoul through the GTX while the Samjeong-ri and Hwangsan-ri areas around An Jung Geun Station in Pyeongtaek are promising for the advantage of the Samsung Godeok Complex. The city has potential to grow as a global city. 

In addition, the Mungok-ri area around K-55 is scheduled to invite a large scale shopping town and it will be called as the second Itaewon while the areas around Western Yeoju IC, Sejongdaewangneung Station and Hwangsan-ri in the Yellow Sea Free Trade Zone are also rising. 

Oh has more than 20 years of experience in the field and his insight, knowledge and investment philosophy and conviction are well received by many. He challenged to be a metropolitan city council member as the youngest Korean when he was a university student and worked for a number of renowned companies home and abroad. 

He also suggested a number of ideas to the government: Mount Kumgang tourism (for the first time), priority to non-house owner in parceling out, an international science business belt (officially for the first time), selling medicines at convenient stores, nursery facilities in companies and 117 system to prevent school violence. In recognition, Oh was listed as No.16-07 real estate investment consulting master and in ‘The 100 Great Koreans Awards’. 

From April last year, Oh is serving as an investment invitation advisor of Sejong City. He established Simona ID and has kept his ‘the buying first and transfer the ownership right later principle’ and has grown the business in trust of his clients and created a sound wind in the Korean real estate market. 

Oh has secured large part of the lands in the aforementioned recommended areas and is supplying the part at rational prices in order to maximize the profits of his clients who will be his successful business partners. 

“The so called ‘planned real estate’ is causing financial damages to investors. This is because they gather investment fund first before securing the land. For this reason, we deal with only the lands that are completed with purchasing process and we also provide promising lands through our vast manpower networks.”

Oh adds that the companies with conviction, principle and customer trust can make a sound progress in the field.
