구리․남양주에서 뛰어난 기획능력과, 창의적 도전정신으로 새로운 미래건설 패러다임 변화에 발 빠르게 대응하고 있는 건축사사무소가 있어 화제다. 화제의 주인공은 구리시 교문동 구리시청 옆에 둥지를 튼 다인건축사사무소(dain—design, architecture, interior, need) 김진근(56) 대표다. 다인건축 김 대표는 주거건축, 상업건축, 도시건축의 경험을 바탕으로 인간의 삶과 같은 건축, 모두가 공감하는 건축을 지향하고 있는 구리․남양주 지역의 대표적인 건축사 사무소라는 것이 건축을 아는 사람들의 평가다. 

▶최근 경제 전망은 어떻게 보는가?
경제가 어렵다. 국내 탄핵정국과 대선정국으로 양면성이 있고 국외는 미국의 금리인상, 끊임없는 북한 핵실험과의 대치 상황, 중국의 사드보복, 전쟁 임박설, 이 모두 불황의 요소이다. 그러나 IMF를 거치면서 숱한 불황을 겪고 나름의 상생방법을 터득한 사무실이 다인건축이다.

▶일하는 건축사란?
건축사는 사업성검토, 설계, 시공, 사용승인, 유지관리, 건축 등 모든 과정에서 그 중심에 있는 것다. 물론 건축은 종합예술이다. 건축은 인간의 일대기 중 최고의 투자로서 건축물 생성의 과정 하나하나에 최고의 가치를 부여하고, 최고의 안전성을 갖춘 디자인은 인간의 삶 자체인 것이다. 다수의 사업과 경험시공을 바탕으로 축적된 인테리어의 노하우를 통해 가장 살기 좋은 집, 가장 예쁜 건축물을 만들어 준다는 김 대표는 "다인건축의 가장 큰 강점으로 시공 노하우도 있지만 사용자 중심의 시공을 빼놓을 수 없다"고 말한다. 

▶고객에게 한 말씀?
고객의 선택은 탁월하다. 프로젝트 설계과정 중 기획단계에서 건축주의 의견을 최대한 반영하고, 가치창조․친환경․생태건축․지역성․상징성․고전(동양 유럽풍) 용도의 상징성 향상 등 여러 가지 요소들을 접목하여 충분한 대화로 후회 없는 건축을 하도록 최선을 다하고 있다. 그는 또 "디자인이나 외관에서 개성이 없다고 할지라도 사는데 별 상관이 없으면 된다고 생각할지 모르지만, 소형주택일수록 퀄리티 높은 전문설계와 시공을 하지 않으면 안 된다”고 말한다. 그 이유는 각종 결로, 곰팡이, 구조상의 불편함이 발생할 여지가 많기 때문이다.

▶건축설계의 정의를 내린다면?
설계과정에서는 건축물의 구조적 안전성이 중요하다. 최근 남부지방에 집중되어 발생하는 지진 때문에 지진에 대한 사람들의 관심이 높아졌다. 지진에 대응하는 안전한 구조설계가 필요하며 인간의 삶과 같은 내․외부 디자인과 질감, 색감, 내구성, 내화성 모두를 고려토록 하여야 하는 것이다. 저 역시 2016년부터는 직접 구조설계 및 계산을 시행하면서 디자인과 연관 지어 경제적이면서 안전하게 설계를 진행하고 있다.
작은 땅에 좋은 집을 짓는다는 것은 고도의 전문성을 요구한다. 일단 좁은 공간을 최대한 활용할 수 있는 노하우가 필요하다. 그리고 수익성, 편리성, 디자인의 세련미 등 다양한 요소를 고려할 수 있어야 하기 때문이기도 하다.

▶앞으로의 건축 전망은 어떻게 보는가?
앞으로 건축은 유전자공학이나 가상현실의 일부로 건축이란 단어보단 다른 언어로 표현될 것이다. 건축물 자체가 금속+단백질이거나 가상현실의 공간이 될 것이고 또한 인간의 삶 자체가 항공기 같은 곳에서 일하고 생활하는, 새로운 패러다임을 맞이하게 될 것이기 때문이다.

▶다인건축사무소의 자랑이 있다면?
회사의 자랑이라기보다는 고객에게 양심적으로 법에 따라 있는 그대로 전달하고, 디자인요소는 법, 사업성, 사례 등을 상세하게 설명하고 들어주며 고객에게 최고의 선택이 될 수 있도록 하는 것이다. 아울러 당사는 산술적 사업성 검토가 가능하다는 것이 장점이라면 장점이라고 할 수 있다.

▶김 대표의 좌우명은?
"말보다 행동"이다. 그리고 철학관은 “나는 누구인가? 또 지금의 나는 어디에 있는가? 무엇을 할 것인가?"를 끊임없이 탐구하는 것이다. 김 대표는 전라남도 함평군 손불면에서 태어나 일찍이 한학을 배우신 아버님 슬하에서 많은 것을 배우고 이야기하기를 좋아해서 스스로 “청소년기 때는 세계 위인들의 영향으로 정의롭게 행동했던 것 같다”라고 회고한다.

김 대표는 서강고등학교를 졸업하고, 국립 서울과학기술대학교 건축 공학과 학사를 졸업한 뒤 건축 관련 국가자격고시인 건축사, 건축기사, 건축산업기사를 획득했다. 김 대표는 건축사무소를 운영해 오면서 사회활동도 게을리하지 않았다. 구리시 건축위원회, 구리시 경계결정 위원회, 구리시 용역과제심의위원회, 구리시 무료 법률 상담위원, 구리시 청소년지도 위원, 의정부지방 법원 남양주법원 민사조정위원 등 실로 다양한 활동을 전개해 오고 있다. 김 대표의 대표적 건축물은 롯데월드 설계참여, 삼성반도체 참여, 쌍방울사옥, 울산LG금속, 한미약품, 건풍제약, 죽전 I'park, 덕소 I'park, 남양 시장, 입석초등학교, 회천중학교, 서광주 우체국, 이화아파트 재건축 등을 꼽을 수 있다. 다인건축사사무소의 힘찬 도약을 위한 격려와 응원을 보내는 바이다.

Q. How do you see the current state affairs either politically or economically?
A. Economically, I think most people are facing a hard time. Politically, there are many things that make us uncertain about our future; the THAAD, North's unclear threat and the early presidential election, etc,. you name it. Yet we Korean people have gone through the tough time like the IMF in 1997 and DAIN has been one of them. 

Q. What do you think is the role of an architect?
A. An architect is like the control tower that controls all the necessary procedure of a construction from design to building to management. I think architecture is a total art as it gives the best value, safety and design to a building. DAIN has years of knowhow and knowledge in the field and has made the most livable and the prettiest buildings. But we value user-friendly and on-demand construction services above anything else.

Q. How do you proceed a work?
A. We spend a lot of time to meet the client and reflect his/her opinions in the design as much as we can to draw a satisfactory result. We provide the best design available whether it is about eco-friendly concept or regional symbol or traditional. It is notable that the smaller the building the more details we have to give such as easy flow of the movement, for example.

Q. How do you design a building?
A. We take into consideration many factors such as safety, of course, like seismic design, durability and fire resistant and then we move onto interior and exterior design and the colors. We also take into consideration the convenience and the profitability of the building. 

Q. How do you see architecture in the future?
A. The word 'architecture' might be altered with different word as architecture will possibly be in the boundary of genetic engineering or virtual reality. A building itself could be a metal or protein and who knows people might live in an airplane in the future. 

Q. What makes DAIN different from the rivals?
A. I would like to mention three things: active communication with client, attention to detail in construction, and transparent procedure based on the regulations and the law. 

Q. What is your motto?
A. Action speaks louder than words! I often question myself 'Who am I?', 'Where am I?' and 'What do I want to do?'. I have read a lot of books especially autobiography of great men of the time since I was very young thanks to the influence of my father who valued Chinese classics very much. 

Kim graduated from Seokang Hight School and majored in architectural engineering at Seoul National University of Science and Technology. He obtained a number of national certificates of architect, architectural engineer and industrial engineer architecture. While running DAIN, Kim also has been serving as a member of the Guri Architects Committee, of the Guri Border Decision Committee, of the Guri Service Task Inquiry Committee, of the Guri Free Legal Advice Committee, of the Guri Youth Direction Committee and of the Namyangju District Court Civil Case Adjustment Committee.
