Upper/lower duplex construction to lead the trend in a single-family house  
‘A house holds Denken-B ideas’

With varied lifestyles, what space we should plan on and produce has become very important in selecting residence. Especially, since a few years ago, ‘Duplex house’ in the form of two households built side by side on one lot has won popularity among the younger generation and drawn much attention to this type of wooden house with high insolation performance and low energy consumption. Denken-B, which won in January the grand prix for architecture in ‘2017 Korea Customer Satisfaction Prize,’ is a construction company which has built the first upper/lower duplex wooden house in the nation.. It is well-reputed as the company which has best embodied the structure in new-concept skip floor method in consideration of the dweller’s line of movements. 

The largest house on the smallest lot 
It is said that Denken-B started from president Byeon Joo-young’s idea about building the largest house more efficiently on the smallest lot. He said, “I came to bring attention to Duplex house which was known to be both relatively shorter in the period of construction and more economical. What I attach most importance to in my construction business is ‘a short line of movements.” So I decided to make a upper/lower duplex wooden house whose merits can be broadly utilized from the basement to the attic resolving the stuffiness of a left/right duplex house, also called ‘a peanut house.’ At that time, it was a building method involving a large risk from the perspective of a building expert. It was such a new attempt that I had a serious opposition from neighbors because it was an unusual wooden house. However, as I received one or two requests from landowners who watched the structure and finish carefully, I gradually came to win partial constructions even near Pangyo.” It was the beginning of Denken-B to build the most convenient house while sticking to the basics rather than a house containing a famous architect’s complex techniques.  

Of course, it was not all that easy until Denken-B has reached its status today. President Byeon introduced his experience of tearing all the house down in three months after move-in in Pangyo when the city was being highlighted as the Mecca for a single house.  It was because he entered into his first construction recklessly without considering structural calculation for maintaining the level of living room, over 4m even in a wooden house, and how to catch interlayer noise from a wooden box, not different from a mammoth sound chamber. 

“Then, most fortunately, I came across an angel who was general head Hong Seong-ryong.. He was a 1st-generation builder for domestic wooden house and had learned a method of  construction from Canada. His mindset about building the best house without limits to price is known to everybody in this business. It was a very difficult time in my journey of life but I was able to turn a misfortune into a blessing by meeting general head Hong. He was a really big help in making the current house in differentiated skip floor method and I still feel gratitude to him.” When giving birth to the first house after overcoming every difficulty, numerous owners were anxious to know about the house appearing from that small patch of land. And, as a result, the four upper/lower duplex houses he built in Pangyo set the world to rights by renewing the highest rents in Pangyo.

Skip floor means a method of designing the bottom level of each floor in semi-floor level for each landing without raising the level for one floor as in the general building. For more requests after people looked at the house of Denken-B completed by borrowing the unique skip floor method, president Byeon said, “Of course the unique skip floor structure might be appealing but I believe they rated the use of space and a thorough process much higher. Besides, the owners seem to appreciate the careful attention even in consideration of the family’s health keeping to the eco-friendly materials including the 1st-grade raw lumber.”

On the other hand, in a wooden house which has merits for insolation, soundproofing and residency, one of the elements to be noted most is interlayer noise. Denken-B said that they are always doing their best to lower even one percent with usual efforts to solve the problem. President Byeon always makes it a rule to make efforts in accordance with the principle of Denken-B together with the owner’s convenience as a constant reminder. 

Denken-B has been able to leave large footmarks on the industry even in less than one year after foundation because president Byeon shares his attitude toward ‘a house’ with customers. “In modern society, the significance of a house has become an important resting place to return to after a hard day’s work and a space for life to decide on the aspect of life, unlike a simple space for residence in the past. It is not a place for a short-time stay but a space to share for a long time. So much the more true heart must be put into.” 

Such principle is well shown in their homepage because without any single punchline or a wonderful picture of building, it is flooded with pictures of the construction site and workers working in sweat. It is the identity and aim of ‘Deanken-B’ to do their best honestly visualizing not a magnificent appearance but the landscape of the completed house and the people who is going to live in it. 

“It is expected that there will be a constant increase in the number of customers in their 30’s and 40’s who long for a city-type wooden house. We hope to become an enterprise which is able to present ‘a house from a sincere heart’ to those who want a single house of their own in the world. A house built well and honestly will never tell a lie.” The value of house they want to promote to the world and their sincere heart are expected to become a warm place to find peace for people. . .
