정직과 신용을 최우선으로… 고객을 먼저 생각하는 부동산 전문가

장기화되고 있는 경기침체와 0.1%대의 초저금리 기조 속에서 자산을 불릴 틈새시장을 찾는 투자자들의 눈이 부동산으로 향하고 있다. 특히 공급과잉에 대한 우려와 금융기관의 여신심사가이드라인 발표 등으로 부동산 시장 전망이 엇갈리는 와중에도 분양시장만은 나홀로 성황을 보이고 있다. 이에 이번호 <월간 파워코리아>에서는 연이은 완판신화를 달성하며 분양시장의 성장을 이끌고 있는 ㈜미라클KJ의 김기열 대표를 만나봤다.

불황 속에서도 빛나는 분양 완판 신화
글로벌 금융위기 이후 부동산 시장은 장기침체에 빠졌다. 호황과 불황을 오가고 있는 국내 부동산 시장은 내로라하는 전문가들의 전망마저도 제각각 엇갈릴 정도로 한치 앞을 내다볼 수 없는 상황이 이어지고 있다. 하지만 이처럼 차갑게 얼어붙은 분위기 속에서도 ㈜미라클KJ의 김기열 대표는 평택 파라다이스 오피스텔 320실, 평택 이수브라운스톤 아파트 944세대 완판, 신논현 마에스트로상가, 용인 코업오피스텔 766실 완판 등 분양대행업계의 신화와 같은 실적을 달성하며 크게 주목받고 있다. 더욱이 최근에는 용인시청 앞 센트럴파크 근처에 들어설 호텔식 명품 소형 아파텔 ‘더트리니티’의 성공분양을 준비 중에 있다. 

김 대표는 “몇 년 전부터 전세난이 가중되며 일반 아파트의 프리미엄 상승이 기대했던 것보다 저조하게 나타난 바 있습니다. 이에 기존 대단지 아파트를 대체하기 위한 방안으로 등장한 것이 바로 주거용 오피스텔인 ‘아파텔’입니다. 아파텔은 일반 아파트보다 분양가가 저렴하면서도 높은 평면구성 효율과 최고급 내부옵션, 생활편의시설 등으로 오피스텔보다 주거에 적합한 구조를 갖추고 있습니다. 또한 청약통장 없이 청약신청금만 내면 바로 청약이 가능하기 때문에 전세난에 시달리는 젊은 신혼부부가 특히 선호하고 있는 주거형태입니다. 투자적인 측면에서도 공급과잉이 예상되는 원룸형 오피스텔보다 희소성 측면에서 훨씬 뛰어나다고 생각됩니다”라고 설명했다. 

최근 각종 부동산 포털과 관련 연구조사기관에서 발표했듯 수도권 인근 지역의 거주형 부동산은 그 잠재력을 높이 평가받고 있다. 서울 내 부동산 매매가격이 천정부지로 치솟고 있고, 전세난 또한 가중되고 있는 상황에서 출퇴근이 편리한 인근 지역으로의 인구 이동이 가속화되고 있기 때문이다. 특히 용인은 최근 강남생활권에 합류되며 높은 기대를 받고 있고, IT 및 자동차산업이 서울 남부 지역에 집중되며 ‘제2의 강남’으로 주목받고 있는 지역이다. 높은 수요층을 바탕으로 희소성의 프리미엄까지 겸비한 ‘더트리니티’에 이목이 집중될 수밖에 없다는 것이 김 대표의 의견이다.

“건강한 분양문화 확립을 위한 교육에 힘쓸 것”
김기열 대표는 “분양시장이 위축되고 있다고는 해도 정확한 분양정보와 고객에 대한 신뢰를 기반으로 한다면 부동산 경기는 크게 중요한 문제가 아니라고 생각합니다. 분양대행업자가 먼저 발 벗고 나서서 좋은 정보들을 모아 데이터베이스를 구축하는 데 주력하고, 건강하고 올바른 매매문화를 주도한다면 희망이 있다고 생각합니다”라고 말했다. 

이에 김 대표는 좀 더 체계적이고 효율적인 부동산 교육을 통해 국내 부동산 시장에 보다 선진화된 시스템과 문화를 정착시키고자 노력하고 있다. 그는 수많은 분양현장에서 얻은 살아있는 지식과 노하우, 분양대행업에서의 성공경험을 바탕으로 각종 부동산 세미나와 박람회 등에서 강의를 진행하고 있다. 또한 ‘미분양상업시설의 분양 방법’에 대한 석사논문을 발표했으며, ‘분양대행업의 제도권 진입을 위한 연구’를 주제로 박사과정을 준비하고 있다. 그리고 이러한 연구를 토대로 향후 부동산 관련 교육기관 건립을 목표로 하고 있기도 하다. 그는 “분양상담사와 분양대행업이 부동산 공인중개사처럼 제도권 안에서 보호받으며, 그와 동시에 계약에 대한 법적 책임을 질 수 있는 직업이 되기를 바랍니다. 올바른 교육이 선행된다면 이 직업에 종사하는 분들의 자존감도 올라가고 떳떳한 거래를 진행할 수 있으리라 믿습니다”라고 역설했다.

김 대표는 “무엇보다 가장 중요한 것은 고객”이라고 강조한다. 그는 “고객에게 있어 부동산 분양은 미래를 위한 투자이자, 이후 인생의 방향을 판가름할 중요한 선택입니다. 때문에 저는 언제나 한 사람 한 사람의 고객을 위해 최선을 다하고자 합니다”라고 말했다. 그는 각각의 장단점이 있는 부동산 매물들 가운데 누가 이 매물을 원할 것인가를 빠르게 캐치하여 투자를 권유하기도 하고, 안정적인 임대수익을 목표로 하는 고객에게 적합한 투자방법을 조언하기도 한다. 그가 이러한 노력을 통해 얻은 것은 다름 아닌 ‘사람’이다. 분양받은 고객이 지인들에게 추천하며 다른 고객을 데려오기도 하고, 분양대행사 사이에서도 소문이 나 시행사에서 분양의뢰를 위해 찾아오기도 한다. 신논현 마에스트로 상가 분양 당시에는 혼자서 60%의 상가를 계약하기도 했다. 

마지막으로 그는 “고객이 물건에 대한 확신을 갖는 것과 그에 대한 정보를 정확히 알아보는 것도 중요하지만, 먼저 믿을 수 있는 분양사인지를 반드시 확인해야 합니다. 그리고 분양대행사에서는 항상 고객에게 정확하고 정직한 정보를 전달하고, 투명한 거래를 통해 신뢰를 얻을 수 있도록 노력해야 합니다”라고 당부했다. 대한민국 분양시장의 건강한 발전을 위한 그의 노력이 값진 결실로 열매 맺을 수 있기를 기대한다.

Establishing a legend in parceling out history
The real estate market has been in slump since the recent global economic downturn hit the world. Korea’s real estate market in particular has experienced constant ups and downs and even specialists find it hard to predict the future. In this situation, Miracle KJ’s CEO Kim Ki-yeol is attracting a great attention by parceling out all 320 rooms of Paradise Officetel (studio flat) and 944 households of Isu Brown Stone in Pyeongtaek City as well as 766 rooms of Sinnonhyeon Maestro Officetel and Yongin Central Co-op Officetel. After establishing this legend in parceling out history, CEO Kim is preparing for ‘The Trinity’, a hotel style luxury small aparttel (apartment + officetel) in Yongin City, at the moment. Kim says “There has been a shortage in the deposit-based rent for many years which discouraged premiums in apartments. 

‘Aparttel’ then was introduced as an alternative where people can use the space for both living and working. It is cheaper than normal apartments but provides better options in terms of floor plan, efficiency, facilities and amenities. You can apply with only application fee without a bank account and for this reason it is ideal for newly married couples. It is also better in terms of investment side as it is high in scarcity compared to the existing studios flats.” As reported in the media recently, the growth potential of residential-type real estate is high due to people’s demand in living nearby their work places especially in neighboring areas of Seoul in which the rent and house prices are expensive. Yongin City in particular is becoming a one-day life zone of the Gangnam District in Seoul and is regarded as the second Gangnam due to the shifting of IT and car-related industries into the southern part of Seoul. According to Kim, this will play the vital role to attract people’s attention to ‘The Trinity’ located near Central Park in front of Yongin City.

Establishing a sound real estate transaction
CEO Kim continues “I don’t think the market situation will affect in scale if we, the service providers, provide right information and customers show trust in us.” As part of this effort, Kim is exerting his effort in introducing an advanced real estate transaction system through effective education by taking the most of his knowhow and experience in the field. He actually has been giving lectures in various seminars and expositions. He published a master’s thesis on ‘Parceling-out Method on Unsold Housings and Commercial Facilities’ and currently is working on a doctoral thesis on ‘Study on Parceling-out Service Provider’s entering the Mainstream’. However, his goal is to establish a real estate-related educational institute in near future. He explains “Like licensed real estate agents, parceling out service providers will also have to be legally recognized and protected and responsible for their services. And we can achieve this through right and effective training.” He continues “The most important element above all, however, is the clients. They are our investment for future and for this reason, I always do my very best to treat each of my client with utmost care and professionalism.” Kim picks up the right house for the right client to maximize profits. Thanks to his meticulous services, many of his clients are introducing new clients to Kim. The case of Sinnonhyeon Maestro Officetel, for example, Kim alone made 60% of the contracts. Kim adds “It is important for clients to have right information about the house but checking on trustworthiness and transparency of the service provider is equally so.” <Power Korea> sends a message of support to Kim.
