Establishing a legend in parceling out history

The real estate market has been in slump since the recent global economic downturn hit the world. Korea’s real estate market in particular has experienced constant ups and downs and even specialists find it hard to predict the future. In this situation, Miracle KJ’s CEO Kim Ki-yeol is attracting a great attention by parceling out all 320 rooms of Paradise Officetel (studio flat) and 944 households of Isu Brown Stone in Pyeongtaek City as well as 766 rooms of Sinnonhyeon Maestro Officetel and Yongin Central Co-op Officetel. After establishing this legend in parceling out history, CEO Kim is preparing for ‘The Trinity’, a hotel style luxury small aparttel (apartment + officetel) in Yongin City, at the moment. Kim says “There has been a shortage in the deposit-based rent for many years which discouraged premiums in apartments. 

‘Aparttel’ then was introduced as an alternative where people can use the space for both living and working. It is cheaper than normal apartments but provides better options in terms of floor plan, efficiency, facilities and amenities. You can apply with only application fee without a bank account and for this reason it is ideal for newly married couples. It is also better in terms of investment side as it is high in scarcity compared to the existing studios flats.” As reported in the media recently, the growth potential of residential-type real estate is high due to people’s demand in living nearby their work places especially in neighboring areas of Seoul in which the rent and house prices are expensive. Yongin City in particular is becoming a one-day life zone of the Gangnam District in Seoul and is regarded as the second Gangnam due to the shifting of IT and car-related industries into the southern part of Seoul. According to Kim, this will play the vital role to attract people’s attention to ‘The Trinity’ located near Central Park in front of Yongin City.

Establishing a sound real estate transaction
CEO Kim continues “I don’t think the market situation will affect in scale if we, the service providers, provide right information and customers show trust in us.” As part of this effort, Kim is exerting his effort in introducing an advanced real estate transaction system through effective education by taking the most of his knowhow and experience in the field. He actually has been giving lectures in various seminars and expositions. He published a master’s thesis on ‘Parceling-out Method on Unsold Housings and Commercial Facilities’ and currently is working on a doctoral thesis on ‘Study on Parceling-out Service Provider’s entering the Mainstream’. However, his goal is to establish a real estate-related educational institute in near future. He explains “Like licensed real estate agents, parceling out service providers will also have to be legally recognized and protected and responsible for their services. And we can achieve this through right and effective training.” He continues “The most important element above all, however, is the clients. They are our investment for future and for this reason, I always do my very best to treat each of my client with utmost care and professionalism.” Kim picks up the right house for the right client to maximize profits. Thanks to his meticulous services, many of his clients are introducing new clients to Kim. The case of Sinnonhyeon Maestro Officetel, for example, Kim alone made 60% of the contracts. Kim adds “It is important for clients to have right information about the house but checking on trustworthiness and transparency of the service provider is equally so.” <Power Korea> sends a message of support to Kim.
