Catching momentum of change in profitable real estate 
The government recently has announced measures to boost real estate market. Number of apartments and studio flats in new towns around capital area flooded out last year. Despite these positive signs, the parceling out rate is rather staying where it was or even less and many retirees in particular turned their eye to something else other than real estate in seeking to secure financial stability for their late life. So explains “Profitable real estate, which was ideal for the baby booming generation, is walking into a new phase over various side effects. Their demand for asset management services, for example, is a notable trend and this is closely related to the recent government policy.” The major issue in the current market is ‘scarcity in deposit-based rental house’ because low interest rate has turned many property owners to monthly rental which then is causing instability of middle class.” As a measure for the issue, the government brought up New Stay Policy. It caps the rent no more than 5% during the 8 year compulsory rental period and the policy especially is expected to boost regional development. Kim Gyeong-hwan, First Deputy Minister of Land, Infrastructure and Transport said “The keyword of the policy is ‘customized housing support’. The speed of the New Stay might vary region by region but the public interest and recognition are visibly increasing.” CEO So added “The market was slow last year but the government’s New Stay Policy and 2.3 Total Real Estate Agency Promotion Policy’ have encouraged advancement of the market. Therefore, it is highly advisable that the investors had better find the help from a professional asset management provider to create sustainable profits.”

‘Total asset management services’ has become the keyword of the current real estate market in Korea. If the existing service providers have focused on guaranteeing a profit, the keyword today focuses on how to manage it. CEO So explains “The trend tells us that the real estate market today is turning into a total asset management services over single unit real estate management. But at the same time, consumers need to be aware of this trend and they are better advised to give a little effort to find the right and professional service provider like us. When asked about an area with investment potential, CEO So pointed out Chungju City. It is famous for carbonic hot spring, Tangeum Lake, great accessibility, beautiful landscape and popularity from Japanese and Chinese tourists. Tangeum Lake especially has been appointed as ‘Joongwon History Culture Leports (leisure + sports) Special Zone’ and it will significantly contribute to regional economy when completed. It is also expected to be the hub of development in the region. So says “The city is only an hour journey from Seoul and it will take only 40 mins when Donam Station opens. As accommodation facilities are still scarce than the volume of demand from tourists visiting the area, we will take this as an opportunity to preoccupy the profitable real estate business there.
