Insurer turned CEO creates a new legend in the housing market
Achieving 100% parceling out of Central Coop Hotel & Studio in Yongin

A parceling out agency Miracle KJ's CEO Kim Ki-yeol has an impressive background. He created a sensation in the housing market by parceling out all 320 rooms of Paradia Hotel in Pyeongtaek within two months and 944 households of Brownstone Apartment Block in Isu within one month. This outstanding performance of Kim comes from his philosophy of providing good houses at competitive price as well as meticulous transaction procedures. Interestingly, however, Kim used to work as an insurer for LG Insurance Group. He recalls those times as an endless daily battle for winning the contract but a success in proving his capability to be the head of a branch office at the same time. He exerted much of his effort in building an efficient training system and accumulated useful data for his team. But as our lives are full of ups and downs, he fell into huge debt because of his standing joint liability on surety for a loan as often was the case during the period of the Korean IMF and had to sell his apartment and move to a semi-basement room. Then the ups came; he saw an ad for parceling out agency in the newspaper. Thus beginning his career in the housing market, he had to work harder than he did in his previous job in order to learn the knowledge and skill. He woke up at 5 in the morning, worked all day, dropped by the site in the evening on the way home, handed out leaflets on the street, so on...but he could make not a single contract. He decided to give up and quit but at that very moment a miracle happened and he finally made his first contract.

Kim has three management principles; peopled-centered, field-centered and thorough product analysis. This made him possible manage 600 staff for a large project once in the past and created so called 'jackpot in parceling out' for a civil station building in Sinchon, Seoul. Of course things did not always turn in his favour. He failed for the new Noryangjin Station building due to too much ambition and could not be able to collect the company investment of KRW 4 billion as a result. But Kim turned the failure to an opportunity for improving his knowledge in real estate and started a master's course at Hanyang University and gave an excellent paper on 'Research on Selling Methods for Unsold Commercial Complex'. His thirst for knowledge did not stop here. In order to deepen his study of real estate, Kim is currently taking a PhD course at Kangnam University.

Kim always does his best to provide the best service for each of his clients. He picks up a right property for a right person. What he learned through his long time career in the field is that people must be the center of business. Kim said "I can proudly say that I'm a much sought-after parceling out agent in the field. I alone made 60% of the contracts for Maestro in Sinnonhyeon and my clients often voluntarily introduce their friends to me." In regard of the current real estate market, he mentioned "There still is a hope in the real estate market although the market is shrunk at the moment. We just need to work harder by actively engaging with more people in the field while applying effective or differentiated marketing strategy." Kim also made his point regarding the inefficient market system for parceling out agency. He explained "The agents in the parceling out business also need legal protection and responsibilities like the licensed real estate agents. Through this we can raise our self-respect and practice a respectable trade." Currently, Kim is preparing for the second parceling out of The Trinity in Yongin after the successful performance for Central Coop & Studio in the same city. Power Korea wishes Kim a great result.
