꿈꾸던 전원의 삶, ‘처음송이’로 일구다
생산·가공·판매를 아우른 소득형 전원주택

도시는 우리에게 많은 혜택을 주지만, 반대로 푸른 자연과 그 안에서 즐기는 삶의 여유를 앗아갔다. 때문에 많은 이들은 은퇴 이후, 전원에서의 풍족하고 평화로운 삶을 꿈꾼다. 실제로 은퇴를 앞두고 있는 베이비부머 세대의 약 13.9%가 귀농귀촌을 계획 중이라는 조사 통계가 발표되기도 했다. 하지만 제대로 된 준비 없이 막연한 생각만으로 귀농을 결정하고 이후 곤란을 겪게 되는 이들이 많아 큰 문제점으로 대두되고 있다.

안정적인 소득으로 귀농 정착 실현
귀농·귀촌은 많은 이들의 꿈이다. 복잡한 도시에서의 삶에 지친 현대인들은 남은 인생을 평화롭고 행복하게 보내고자 귀농을 계획하게 된다. 하지만 귀농하여 안정적으로 정착하는 건 매우 어려운 일이다. 귀농을 계획하고 준비하는 과정에서 나름대로 귀농교육을 받기는 하지만, 해당 농작물이 일반 농촌에서 흔히 재배하고 있는 농작물뿐인 경우가 대부분이고, 전문성이 부족한 상태에서 아무리 뛰어도 경제적인 수익이 발생하지 않는 일이 부지기수이기 때문이다.

이에 대안으로써 떠오른 것이 바로 ‘소득형 전원주택’ 사업이다. 소득형 전원주택이란 농작물 재배나 관광사업 등으로 실질적인 소득을 낼 수 있는 전원주택을 말한다. 최근 정부에서 추진하는 귀농·귀촌 지원 정책과 맞물려 관련 산업과 민간 전문 업체들이 속속 등장하고 있는 가운데, 안정적인 수익과 체계적인 지원 시스템으로 단연 주목받고 있는 업체가 바로 ㈜유니온벨리씨티이다.

유니온벨리씨티는 ‘처음 참송이 버섯’ 재배 농장과 전원주택을 하나의 단지로 형성하여 재배에 필요한 종균 배양에서부터 버섯재배, 유통 등을 하나의 시스템으로 구축했다. 특히 1층을 규격화된 버섯재배사(54평 기준), 2층을 전원주택으로 구성해 별도의 농지가 추가적으로 필요 없으며, 부가가치가 높은 작물인 버섯 재배를 통한 고수익, 관광지 인근에 위치한 지리적 이점을 살린 펜션 사업 전망 등 다양한 강점을 갖추고 있다. 조동훈 대표는 “저희는 생산부터 가공, 유통, 판매를 모두 아우른 6차 산업화를 목표로 하고 있습니다. 그간 귀농생활에서 지적됐던 문제점 중 하나는 생산체계가 제대로 잡혀있지 않고, 판로를 찾기가 힘들어 수익 창출이 어려웠다는 것입니다. 저희는 10년간의 연구와 품종 개발을 통해 최상품 자연산 송이에 버금가는 고품질의 송이를 생산하고, 이를 가공한 다양한 제품개발로 차별화된 수익화 전략을 구축했습니다”라고 설명했다. 실제로 송이버섯은 몸에 좋은 베타글루칸 성분이 26%나 들어있어 그 맛과 영양까지 두루 갖춘 식품으로 인기가 높다. 유니온벨리씨티는 최근 원광대학교와의 협약을 통해 ‘처음송이’를 활용한 제약품, 건강식품 등의 개발도 추진하고 있다. 또한 송이버섯 수요가 많은 일본으로의 수출도 계획하고 있다고 밝혔다.

편안하고 안락한 ‘인생 제2막’을 열다
조 대표는 지금으로부터 약 10여 년 전부터 소득형 전원주택 사업을 구상해왔다고 한다. 귀농·귀촌을 계획하는 이들이 적절한 일거리와 안정된 소득이 갖춰지길 바란다는 점을 분석한 조 대표는 농촌 일에 익숙하지 않은 도시거주민들이 쉽게 접근할 수 있고, 여가도 즐기며 가볍게 일할 수 있는 소득형 모델을 개발하기 시작했다. 그는 “도시거주민들이 귀농에 실패하는 이유 중 하나는 농촌 생활에 적응하기가 힘들기 때문입니다. 막연히 낭만적인 귀농생활만을 생각했던 사람들은 일반적인 농작물 재배의 고되고 긴 노동시간에 혹사당하고 포기하게 되기 마련입니다. 그래서 저희가 중점을 뒀던 것은 편하게, 적게 일하면서도 소득이 보장되는 수익모델의 창출이었습니다”라고 말했다. 2008년경부터 본격적인 투자와 연구에 들어간 사업은 지난해 초에야 그 결실을 맺었다. 인공재배가 불가능한 것으로 여겨졌던 자연산송이버섯과 제일 흡사한 처음송이 재배기술 개발에 성공했으며 이를 설비도, 자동화시키는 시스템도 완성했다. 조 대표는 지난해 말부터 시작해 올해 본격적인 단지 공사와 사업승인에 들어갔으며, 내년과 내후년까지 1,000세대 정도를 모집할 계획이라고 밝혔다.

현재 유니온벨리씨티는 광양 백운산, 무안 현경, 남원 지리산, 담양첨단복합단지, 함양서상, 남양주, 양평, 태안 등의 지역에 소득형 송이마을 단지가 위치해 있다. 그 중 전남 담양시와 민관 합작으로 준비 중인 해외동포타운은 귀국 후 귀농을 원하는 교포들의 정착을 위한 곳으로 남해의 독일마을처럼 나라별 테마를 갖춘 단지로 구축할 계획이라고 한다.

베이비부머 세대의 정년이 다가오며 연간 근무하던 직종에서 은퇴하는 이들은 약 70만 명을 넘어서고 있다. 이들 중 많은 이들이 전원생활을 꿈꾸지만, 여건이 안 되거나 소득과 생활에 대한 불안감으로 이를 실행하지 못하고 있다. 조동훈 대표는 “누구나 공기 좋은 전원생활을 향유하고 싶어 합니다. 저희는 그 꿈을 현실로 만들어드리기 위해 노력하고 있습니다. 은퇴 후 삶의 질을 높이고 일하는 즐거움과 소득의 기쁨을 안겨드리기 위해 최선을 다하겠습니다”라고 밝혔다. 농촌을 삶의 도피처가 아닌, 또 다른 삶의 공간으로 봐야한다는 말처럼, 많은 이들이 자연 속에서의 행복한 순간을 누리며 성공적인 인생의 2막을 활짝 열어가게 되기를 기대한다.

Actualizing your life in the countryside with steady income
We dream to live in the countryside once in our lives as we are tired of busy city life. But it is not easy to make a living in the unfamiliar field. Many business items have been provided for those wishers but with not very marketable products to make a living and this actually discourages them to implement their dream. 

Solving this drawback, 'profitable country house project' is in the spotlight. It is to make actual profits with cultivation of agricultural products or tourism. In accordance with the government policy and support to disperse population to the countryside, many related companies are opening their doors. One of them is Union Valley City (UVC) which provides the method of steady income and systematic support. UVC built a one-stop system that controls incubation, cultivation and distribution by connecting a Chamsongi mushroom farm with a country house. The idea is that the frist floor of the house is used for cultivation (based on 170 square meters) and the second floor as living area so that you do not need to have separate farming areas. You can also use the place as a pension to attract travelers. Jo says "our goal is to make produce, manufacturing, distribution and sales as the 6th industry. The problems in the past was that there were no proper production system and difficulty to find the market. We have carried out R&D on species for 10 years and introduced high quality pine mushroom that can compete with the natural ones to create differentiated profits." Pine mushroom is known to contain 26% betaglucan which is good for our body and has good taste and nutrients. UVC currently is carrying out making byproducts such as medicine and health supplement food in cooperation with Wonkwang University and is planning to export to Japan.

Starting a comfortable new life in the countryside
Jo said that he planned 'profitable countryside house project' 10 years ago. Jo knew very well that city dwellers are not familiar with farming and the business items should therefore be simple and easy. Jo says "city dwellers failing their lives in the countryside is because they haven't had experience especially if you are imaging only romantic side like you have seen in a movie while oblivious about the fact that farming requires hard work. That's why we introduced simple and easy yet profitable items." The investment and research started in earnest in 2008 and the project began to bear good fruit from late last year. They developed cultivation technology of pine mushroom and facilitated with automatic systems. Jo currently is working on constructing the complexes and acquiring license and is planning to invite 1,000 households by the next year. UVC has numerous complexes in Baegun Mountain in Gwangyang, Hyeonkyung in Muan, Jiri Mountain in Namwon and Damyang, and Pine Mushroom Villages in Seosang in Hamyang, Namyangju, Yangpyeong and Taean. UVC also is working with Damyang County to build a brotherhood town for the Koreans living overseas but planning to coming back to live in the countryside. The idea is to built the town like German Village in Namhae. It is estimated that more than 70,000 people are retiring every year and many of them hope to live in the countryside. Jo says "everybody wants to live in the countryside. Our job is to make their dream come true so that they can enjoy easy, comfortable yet profitable lives in the countryside."
