The expectation on signs of a recovery in real estate market has been rising as the analysis that the recession in real estate market has broken its low-point has been announced. Reflecting such inspiring expectancy, sales price of the apartments has been steadily increasing and court auction has been booming within metropolitan areas. 

Real estate is still an attractive investment for many investors. In a real estate market where there are numerous variables depending on government policies and overseas circumstances, Park Miok, a managing director at law firm Merit is called as a genius at real estate investment. PowerKorea interviewed Park to talk about her faith as a real-estate investor for 17 years and her aspirations.  

What Do You Do at Law Firm Merit?  
I am in charge of corporate M&A and work as an agent for our clients who desire to participate in real estate auction for properties with a big margin but without any legal flaw. I am also involved in other real estate-related consultancy for our clients.  

What Made You Interested in This Area? 
I was just an ordinary housewife who dreamed of buying my own house with savings. One day, I visited a model house and thought that the apartment would be built around that area. So, I planed to buy the apartment by investing the savings and taking out some loan from bank. Right before we move to the new apartment, however, I found out that it had been built in a wild plain. I felt so sorry for my family and cried a lot that day. For this reason, I decided to study real estate business. While I was studying auction process, I fortunately received a successful bid on the apartment with an estimated value of 2.8 bn Won. My price was 1.4 bn and 10,000 Won. The competition rate was 18-1. Just 10,000 Won decided the winner. All the people around me gave a standing ovation. To this day, I cannot forget the excitement. Since then, I set up another goal of becoming the best expert in this field and devoted myself for 17 years.     
When I first meet my client, I usually say to them, holding my hands. “Good for you.”. 

It can be interpreted as my resolution and a promise to bring my clients a satisfying achievements. Since I was involved in this business, I have steadily devoted to study. I went to graduate school to equip myself with basic knowledge of real estate market. Based on abundant experiences in the field, I published a book. I read a daily magazine and watch TV everyday to focus on current issues and try to expect the aftermath in the real estate market, coming up with countermeasures. Studying hard and collecting accurate information on real estate directly lead to the trust of my client. Some of my clients invest their spare money. There was even a client who had to be thrown out of their house because their landlord put up their house for sale. My role is to give the most benefit to my client regardless of their financial situation. I had the client participate in the auction and helped them to finally win the bid  They really appreciated me because it was their first own purchased house. I deeply felt the sincerity from them. I think what decides between a professional and an amateur is how much sincerity one has with his or her own career. A sense of duty and sincerity are the biggest strengths that I have. 

What Do You Expect Real Estate Market Situation?
This is a time when the real estate market has bottomed out and slowly shows sings of recovery. One of the biggest tasks the current administration should resolve is to ease the regulation on real estate market by income bracket so that the market can gradually grow. It is likely that sales market will boom among some consumers who estimate the house price has already bottomed out. However, the regulation in the market had been so tough, which I think it will take another 1 to 2 years for investors to make actual decisions to invest in the real estate market. 

Nowadays, there have been many voices on improving welfare policies. I think nothing is more important than housing stability for a low-income bracket. 
To this end, law should be differently applied to depending on the income level. For example, loan interest rate should be decreased for low-income families. On the other hand, the regulation on a high-income bracket should be strengthened to prevent the speculation. This has not been well implemented so far. I think it is right time to differentiate the regulation on loan. Due to the strict regulation on real estate, the middle class has gradually decreased. I think the age of middle class should come back soon.

Your Future Plan as Real Estate Investor? 
There is no definite answer to investment techniques. In Korea, it is extremely difficult to buy its own house just with savings. In this circumstance, I would like to come up with customized investment strategy depending on each client’s financial situation. I would like to become a role model of investment techniques. Actually, my son went to law school to work with me someday and my daughter is majoring in accounting at university. I have a dream of establishing a law firm that provides one-stop service to my clients. As a mother of two children, I am really pleased to share a dream and a good impact with my children.  

Any Useful Tip for Women? 
Even though more women are now participating in economic activities, it is still true that the working condition favors men over women. Female workers should enhance their capabilities as well as remove fear of competition. They first escape from prejudice on woman. In real estate market business which I work in has absolutely more male workers. Even clients preferred male consultant because huge amount of money is traded. However, I tried to take a meticulous care of my clients. The fact that I am a woman became another competitive edge for me.
What I would like to say is you should focus on strength as a woman and equip with your own competitive edge. Also, all female workers should keep in mind that they need to feel proud of themselves as a player of economic activity.
