Lee's five investment principles in real estate

Currently, Angel Club is consisted of 230 developers and private investors and Wilcon Holdings is carrying out a seminar on the 24 contents of reals estate for their clients. This family-friendly seminar covers from related laws to topography by the specialists of the field. Lee said "the existing books about real estate and the field professionals usually provide the common knowledge about real estate but they cannot provide a successful tool for the prospective investors." Lee emphasized on switching of the perception about real estate investment and suggesting five investment principles through Korea's top bilingual magazine Power Korea. First of all, you need to establish your own investment principle including the budget, risk level you can manage, investment period and expected profits. Secondly, focus on the location you want to buy but not the land itself. However, you need to understand about the relevance between the location and the land. Bear in mind that the nearby location usually has a risk. Thirdly, future-value centered real estate investment is a wrong investment. Though Lee has seen such cases which hit the jackpot, Lee recommends you to buy a land at a lower price than the market price and sell it likewise if you want to make a short term steady profit. If the price of the land you bought goes up it is a bonus but you already have profited from it in the proper sense. Lee says that the reason people make mistakes is because they buy a cheap land at a higher price in the expectation of its future value. If you can buy it at a cheaper price than the market price, whether it is a land or a product, and sell it at a cheaper price than the market price, you can certainly sell it and make a short term profit, and this is not a secret of investment but a market principle. The key point, though, is whether you can buy it according to the condition you desire and this is the direction we, Wilcon Holdings' is also aiming at. Fourthly, do not believe in favorable factors such as development plan. Blinded investment often leads you to a failure and real estate agents know how to use your weak point. You, as a private investor, should not think that the national projects such as social overhead capital (SOC) or corporate-centered industrial complex construction can make a place or profit for you. Not only the organizers of the projects but their families, close and distant relatives, and friends are already moving together. Therefore, there is not a bit space left for you who have no connection whatsoever with them. You can simply ask yourself whether you want to sell a valuable plot of land to others? You need to think carefully that there are many agents and lands in Gangnam area or large cities and all the lands they are selling are not worth the price or are the jackpot. Then why they are selling it? Lastly, do not decide the land based on the document. If you are a person who want to buy a land to use it then you will use it. But remember you are an investor who are not going to use it but to make profit. If you are buying a land which is said to go with development projects, you must scrutinize the details of the projects and visit the land to check the various factors such as location and road condition. Also the areas related with the cause of the development has nothing to do with its use so you must not depend on the document of the land as you will likely fail your investment. And always bear in mind that the most expensive area in your village once was a useless land on the document before its gets developed.
